31 Sion Hill was built in the 1830s of Bath stone and the house retains many original features, including the beautiful cantilevered stone staircase, cornices, shutters and working fireplaces. 31 Sion Hill enjoys a superb location on Sion Hill overlooking Bath. The location was described in The Daily Telegraph Commuters Guide as "the most desirable" in Bath. Close to the Cotswold Way, Sion Hill is poised between town and country and is ideally placed for rural walks in the neighbouring countryside or access to the city of Bath. Bath is one of only three UK World Heritage Cities and enjoys international acclaim for its fine classical architecture.

Bath City Centre is within close proximity. There are local shops including a chemist, newsagent and popular delicatessen just a short distance away in St James's Street. For the commuter, Bath Spa railway station provides train links to London Paddington in approximately 75 minutes. The M4, J18 is also easily accessible via Lansdown Road. Excellent schooling is close by, making it a very sought after area with families. The property is a short walk to the preparatory and senior schools of the Royal High School and Kingswood School and slightly further to St Stephens Primary School.
