The subjects are situated on the north side of Victoria Road in a mixed commercial/residential area and lie approx one mile south of the city centre.

As at the date of our inspection, the property was found to be in a very poor state of repair being
dilapidated, vandalised and fire damaged. Accordingly, either the buildings require to be demolished or, if retained, extensive refurbishment/modernisation is required.
