Work is very well advanced and the moratorium on development is due to be lifted shortly. In July 2024, Buckinghamshire Council Cabinet approved a full mitigation strategy, part of which requires developers to make a financial contribution of £87.93 per dwelling. Before the moratorium can be lifted, a Suitable Alternative Natural Green Space (SANG) is needed, and four different SANG planning applications have been submitted by the Council. Each of the three proposed units are valued at between £525,000 - £550,000, giving a Gross Development Value of £1.57million - £1.65million. Based on a 35% value of the GDV for the land, this equates to a valuation of between £550,000 - £577,000 for the site.
