Description

Enjoying an edge of forest setting in the Suffolk Heritage Coast ANOB, a picturesque cottage amidst delightful south facing gardens and meadow.

Understood to date from the early 17th Century, Spratts End is a classic, predominantly timber framed cottage formerly part of the Rendlesham Estate. Sat beneath its Norfolk reed thatched roof, and with an extension in more recent times, the picturesque cottage stands beautifully amidst its traditional, sheltered and secluded south facing gardens.

Not listed, the property offers well-presented and well laid out accommodation extending to some 1,499 sq ft. Everyday access is via a sheltered door into a rear hall beyond which is a well-proportioned centrally positioned kitchen, with pamment tiled flooring, granite work surfaces, fitted units and an oil-fired AGA, which links well to the left into a delightful triple aspect 21.5 ft sitting room with a feature bay window and a glazed door to the garden and brick fireplace.

To the other side of the kitchen, beyond the front hall, is a flexible use reception room, which in the past has been used as a dining room, a study and also a fourth, ground floor bedroom, with the benefit of the adjacent cloak/shower room.

An easy rising oak staircase rises to a first-floor landing, set off which are three bedrooms and bathroom, with the rooms all enjoying lovely views across the gardens and forest beyond.

The cottage features many oak doors and has an oil-fired central heating system.

OUTSIDE

A five-bar gate accesses a wide shingled parking and turning area to the side of the cottage fronting onto which is a cart lodge style double garage with light and power connected.
The traditional English country cottage gardens, lie principally to the south and are sheltered by mature hedgerow with lawns interspersed with well stocked colourful flower and shrub borders together with a variety of trees including a maturing oak, cherry, willow and plum.

There are two suntrap terraces, ideal for alfresco dining, both of which overlook the gardens, whilst the front garden includes a small pond and numerous colourful hollyhocks. There are climbing roses and a greenhouse, whilst to the east of the gardens is a 0.75 of an acre of grassland meadow, which is sheltered by the trees of Rendlesham Forest into which there is access to the network of foot and bridle paths.
