Description

A minute's walk from Newington Green, this bright one-bedroom apartment lies on the first floor of a handsome Victorian building, set within Islington's sought-after Newington Green Conservation Area. It has a voluminous feel, enhanced by its fresh, cohesive palette. There is a wonderful culinary scene in the local area, from the delis, restaurants and cafés around the area's namesake green to those dotted along Stoke Newington Church Street, a short walk north.

The Tour

A smart façade of London stock brick and white stucco details faces the street, and a flight of steps leads to the building's front door, which is set with ornate stained-glass panes. Entry is to a communal hallway, where stairs lead to this apartment's first-floor private entrance.

Entry is to a central hallway, where glass blocks allow light to permeate. A bright open-plan kitchen, living and dining room is at the front of the apartment, with a pair of large, south-facing sash windows framing views over the leafy street. The room has high ceilings and shelves fitted in the alcoves on either side of the chimney breast.

The kitchen has white units with earth-toned ceramic worksurfaces and zellige tiles. A kitchen island provides extra space for preparing food, while open shelves are an ideal spot for cookbooks. There is a four-ring induction hob, an integrated oven and a ceramic sink, as well as an integrated dishwasher.

The bedroom is to the rear, and is bathed in light from a large sash window with white-painted shutters. It has custom built-in wardrobes and shelves.

In the bathroom, midnight-blue joinery provides space for linens. A bathtub has an overhead shower, and walls are adorned with intricate blue and white tiling. Above the bathroom there is a generous storage area.

The Area

Mildmay Road is a one-minute walk from the independent shops, cafés, restaurants and pubs of Stoke Newington and Newington Green; Yield N16, Jolene, Perilla, Cadet and the Lady Mildmay pub are particular neighbourhood favourites. Much-loved Church Street is home to The Spence Bakery, Whole Foods and The Good Egg, as well as many other independent businesses. A short walk away are Hector's, Goodbye Horses and Primeur, the latter described as “the perfect neighbourhood restaurant,” it serves modern European cuisine and natural wine.

Clissold Park, with its tennis courts, café, beautiful lakes, and resident deer, is a short walk away. Abney Park & Cemetery and London Fields are also nearby.

Highbury Barn is also close at hand, with its wonderful butcher Godfrey’s, Bourne’s Fishmongers, Da Mario Deli and the excellent original branch of La Fromagerie. The green, open spaces of Highbury Fields – which has tennis courts, a playground and a swimming pool – are within easy walking distance.

Canonbury rail station is a 10-minute walk away, with direct services to Stratford, Hackney Central and Clapham Junction. Highbury & Islington Underground station is only slightly further afield runs the Victoria line. Regular bus services run from Newington Green towards The City, King's Cross and The West End.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
