The location of this apartment is excellent. Within 3–5 minutes’ walk can find Tesco and Chinese supermarkets, and the DLR station is also very close which making transport very convenient. The sound insulation is much better compared to nearby apartments.
How has the building management responded to any problems or issues you have raised:
The building management has always been very responsive.
Please share one thing (or more) which you wish you had known before you moved in:
I wasn’t aware that the rubbish needs to be taken down to the basement level, but it’s not really a big issue.

Momento Hayes is an amazing place to live as a young professional. It’s close to local amenities such as Hayes & Harlington Station (5-minute walk), local supermarkets like Tesco Express and Aldi are within a close walking distance, a leisure centre with a gym & pool and plenty of others. The development is located a short walk from the local high street ie 5 minutes. The high street offers a range of different shops like a butchers, pharmacy, world supermarket stores selling a range of ethnic food items, hairdressers, nail shops, barbers, etc. so it has everything you need right on your door step. The high street also has x2 churches and a Muslim centre. Street parking outside Momento for visitors is available, anti-social behaviour is non-existent and the general area is kept clean and tidy. Residents have a secure garage for vehicles.
How has the building management responded to any problems or issues you have raised:
The team have been very proactive with the minimal issues that have come up. They address concerns quickly, communicate clearly about next steps, and make sure everything is resolved to a high standard.

That the pictures do not do it justice ie everything is so much nicer and sleeker in real life.

Living in my area is generally positive. There are good local shops, supermarkets and small cafés, though choice is limited for restaurants and bars. Open spaces and parks are well maintained and provide pleasant areas to relax. Transport links are convenient with frequent buses and nearby train stations, though rush hour congestion can be frustrating. My street is mostly quiet, with reliable bin collections and reasonable parking, though spaces can be difficult to find in the evenings. Anti-social behaviour is rare and traffic noise is moderate.
How has the building management responded to any problems or issues you have raised:
Building management usually responds in a timely and helpful manner, though at times smaller issues have taken longer to resolve.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known more about the energy bill usage and payment details before moving in. It would have been helpful to understand how the billing system works, whether costs are fixed or variable, and how payments are managed across the development. Clearer guidance on average monthly usage and expected charges would be useful for new residents to plan their budgets.

There are plenty of restaurant nearby, you can easily go into Westfield by going downstairs, living here is pretty good so far.
How has the building management responded to any problems or issues you have raised:
Overall the experience is good, but with the leasing team there can sometimes be a wait of one to two weeks. On occasion, you may even need to follow up yourself or visit them in person before things move forward more quickly. In contrast, the concierge team are always prompt and polite in their responses, and they resolve matters very efficiently..
Please share one thing (or more) which you wish you had known before you moved in:
Everything has been very good, to be honest. If I may offer a small suggestion, it would be that whenever the whole team is away on annual leave or attending an event (for example, the leasing team), it would be helpful to inform all clients who are currently in progress with you. Otherwise, it can feel a little frustrating when no one is available to answer questions or resolve issues.
