Description

Built on generous plots of land, the Edwardian houses on Bradford Road offer the proportions and space that are rarely found in modern houses.

This property has planning permission (Building Control fees paid) for a two-storey rear extension and dormer, including a kitchen, dining area, scullery, library, first-floor master bedroom with en suite and 2 metre walk-in wardrobe. REF: 24/01534/FUL - see floor plans for architects drawings.

One of the reasons Edwardian/ period houses are sought after is their proportions. Being double fronted, the two main reception rooms are classic in design, with high ceilings, traditional plaster cornice, and large bay windows.

The kitchen has recently been refurbished. There is an induction hob, stone worktops, and plentiful storage. Adjacent to the kitchen is a dining area with French doors leading to the garden.

There are four double bedrooms on the first floor, 3 with built-in wardrobes and a study/nursery. The family bathroom has been recently upgraded with a large shower and generous storage space.

The property has a further double bedroom with a bathroom on the top floor, with planning permission to add a dormer window.

Externally, there is a generous level rear garden, laid mostly to lawn with mature shrubs and trees. There is a single garage with a separate utility room/studio and a drive-in, drive-out driveway.

Situation

The property is very well positioned with good road and public transport access into the City of Bath and with excellent local amenities close at hand such as a Sainsbury's supermarket and a Tesco Express service station on the main road as well as public houses, churches, schools, playing fields and other local shopping, including a branch Post Office within easy walking distance.  Pleasant walks may be enjoyed along Shepherds Walk that links up with local public footpaths across beautiful open countryside or on towards the Bath Skyline walk and National Trust Prior Park Gardens.

There are two private independent schools within walking distance that cater for children up to the age of eighteen -- Prior Park College and Monkton Combe School, with transport to King Edward's School and Royal High School Bath departing from very nearby. Combe Down is also well served by local schools. The local primary and infant school, located next to the Village Church on Church Road, enjoys a good Ofsted report and caters for children up to the age of eleven. Ralph Allen School is a secondary school, again with a good Ofsted report, and caters for GCSE and Sixth Form.

There are regular bus services into Bath City centre.  Bath itself offers a vast array of cultural, leisure, sporting, and shopping facilities and an excellent selection of restaurants to suit all tastes and is within 1.5 miles. Bath is well-supported by commuter links with the city of Bristol, and is within 10 miles of junction 18 of the M4 (Tormarton), giving access to London and north Bristol, and to the Midlands and South West via the M5.  Rail services from Bath Spa Station (that is easily accessed on the south side of the City) include the high-speed service to London Paddington (approx 90 mins).
