Description
DESCRIPTION
A unique 3 year old detached 4 bedroom house constructed by a small award winning builder to a very high specification in late 2022 and presented in ‘as new condition’, with a versatile interior, with stunning open countryside and South Downs views, located in a set back position in the heart of Graffham. The spacious and flexible interior includes a double height entrance hall, with cloakroom, giving access to all the principal rooms on the ground floor. The lovely sitting room is dual aspect with French doors opening out on to a paved terrace and is fitted with a wood burning stove. The kitchen/breakfast room has a vaulted ceiling providing a very spacious feel and is fitted with shaker style wall and base units, a marble work top and Bosch integrated appliances and a central island. There are two double bedrooms on the ground floor, both with ensuite facilities, and the vendor has added double doors between the two rooms and currently uses one as a dining room. Also on the ground floor is a small study with a door to the integral garage. The property has an air source heat pump with underfloor heating to the ground floor.
On the first floor are two further double bedrooms and a family bathroom also fitted with a freestanding shower.
Outside, the property is approached over a gravel driveway with ample parking for up to 4 cars and a large integral garage that could provide additional accommodation subject to all the necessary planning consents (with electric charging point). The good size garden is arranged on 2 sides, is mainly laid to lawn and is bordered by a post and rail fence and backs onto fields and woodland. The rear of the property overlooks a grass area which is communal and owned by the owners within St Giles Place. There are stunning rural views over surrounding countryside and the South Downs.
