Chilcarroch & Flow of Elrig, Port William, DG8

Chilcarroch is a highly productive, well-established commercial conifer plantation, complemented by attractive broadleaves and areas of designated open ground. The property also benefits from 17,630 high-integrity claimable Pending Issuance Units (PIUs), registered with the Woodland Carbon Code (WCC), providing valuable opportunities for carbon offsetting.

Primarily established in 2022, approximately 65% of the crop comprises improved Sitka spruce with the balance made up of a diverse mix of conifers and broadleaves. Planted on highly fertile brown earth soils, the Sitka spruce is exhibiting strong leader growth. Now in its fourth growing season, the crop is estimated to be Yield Class 24+ highlighting its commercial potential. Thinning operations could begin as early as year 15, with subsequent thinnings every five years thereafter until mature, offering a structured programme for future returns.

The Chilcarroch holding also includes a three-bedroom bungalow, two versatile agricultural buildings, a slated shed, two derelict cottages, and a silage pit, providing a range of residential, and potential development opportunities. Flow of Elrig was originally planted in the 1970s, primarily with Sitka spruce and lodgepole pine, the latter acting as a self-thinning nurse crop. The mature stands are now over 50 years old, providing substantial volumes of ready-to-harvest timber, enabling an immediate return on investment.

A second-rotation crop, established in 2023, has already shown promising early growth.
