Description

In 2013, my clients arrived with purpose and vision and set about transforming this three bedroom, period terraced house into the modern, spacious, multifunctional home we see before us.
It helped that one of them is an architect, and so impressive design of usable space with light, adaptable rooms and good eco credentials was second nature.
Want More? You're also going to get pre-approved planning consent for this:
Construction of an extension to the basement, sunken courtyard and terrace area to the rear elevation and the installation of rooflights to the side and rear outrigger, double-glazed doors and solar panels to the rear elevation. See Lewisham Council's planning website, Ref DC/23/130131

All of this sits perfectly with an exceptional location for transport into the City, West End, Stratford, and up to Highbury & Islington, and for families, a broad range of good primary & secondary schools.

Green space is plentiful too. The two Telegraph Hill parks, Eckington Gardens, Greenwich Royal Park and Blackheath all within easy reach.

Brocklehurst Street lies within the Hatcham Park Conservation Area, and the house itself sits at the Southern end of the street, which puts you less than 10 minutes walk from New Cross Gate station for fast, one stop access to London Bridge, along with the Overground Line. Free, on-street parking is a welcome bonus.

We enter into the hallway, and the immediate sense of space, light and flow is striking as we are welcomed into a wide, open plan living space. What's clever here is if you want to re-partition to make two rooms, it's easy-peasy.

The highlight of the house is the extended kitchen/dining/social space. An ultra-modern fitted kitchen is sleek and the natural warmth of the timber cabinetry compliments things nicely. Again, flow and light are premium features.
There's a handy ground floor W.C. in the hallway, and a useful storage/wine cellar.

Moving upstairs, we have the three neutrally presented bedrooms, the main one having cleverly designed wall to wall fitted storage, and the family bathroom.

The rear garden is a luscious 70' or so long, with a decked area and meandering path that leads you through well stocked borders and raised planters.

There's plenty going on around SE14 too. The aforementioned Telegraph Hill Parks host a weekly farmers market, tennis courts and superb city views, and the Hill Station Community Cafe sandwiched (sorry!) in-between them is a hive of activity and events.
Goldsmiths Uni has a well regarded art gallery, and there's a healthy live music scene here.

School options for families are really good. Temple Grove, Haberdashers Askes Free and Edmund Waller Primaries are all nearby, and Deptford Green and Aske's secondaries are well rated.
