What a pleasant surprise awaited me when I came to see this property for the first time. A traditional, bay windowed semi-detached house located at the top of a quiet cul-de-sac with plenty of car parking space and a garage. If that wasn't enough, the property has been modernised and improved and comes with a swish semi-open plan kitchen diner and a luxury bathroom. The icing on the cake, though, is definitely the super-sized back garden, which is a mahoosive plus if you enjoy the outdoor life...ohhh...and did I tell you that there is no onward chain either?!! Having parked on the roadside or driveway, your guided tour starts by entering into a bright and airy entrance hall. Onwards and upwards, via the staircase in the hallway, will take you to the first floor landing, which gives access to the first floor rooms. The master bedroom is at the front of the house and is adjacent to bedroom 3. Bedroom 2 and that rather special bathroom are at the back of the house. The back garden is considered to be another pleasing and beneficial feature!

There is a wealth of amenities available in Headingley and Kirkstall, catering to most people's needs. The public transport facilities into and across Leeds are on hand and there are train stations at Headingley and Kirkstall Forge. Close-by Headingley and Kirkstall, enjoy a fantastic village vibe both day and night. I wish I could go back in time and see what the impressive Kirkstall Abbey looked like in its heyday. It is quite an attraction, particularly with the parkland and canal walks being on the doorstep.

The dining room and kitchen are semi-open plan to each other and were a pleasant surprise at my first visit (check out the photos)

Here, awaiting you is a fitted and equipped bespoke kitchen that, with its range of differing styles of lighting, is a thing of beauty. The extensive range of wall and floor units come in a grey finish and having soft closures; there is no banging of cupboards or trapped fingers with the little ones. Enhancements include split-level comprising Beko double ovens, and an induction hob which has a concealed extractor hood above it. Integrated fridge, freezer and an AEG dishwasher and Bluetooth. I think the addition of a 4-seater breakfast bar was a great idea and the solid bamboo tops. A contemporary radiator and double-glazed doors give access straight onto the back garden...great for those who enjoy entertaining both inside and out.

How about a walk-in, mains-fed shower unit which has a waterfall shower head and an additional handheld one, too. There is a ladder-style radiator, down-lighting and double-glazed windows. Don't forget to check out the heated mirror unit and in-built cabinet.. and of course...the Bluetooth.

This house is located at the head of a cul-de-sac, set back and elevated from the roadside, the driveway at the front provides off-street parking for 3-4 cars and leads to a garage located at the side of the house. The garage has ighting and a power supply.

And so to the back garden...If you enjoy outdoor life, entertaining with friends and family, then this is definitely the garden for you!! Immediately to the rear of the house, accessed from the kitchen, is a paved patio area and children's play area...great for keeping an eye on the little ones if you are in the kitchen or dining room. Over to the right, the garden opens out onto a lawned area, flower beds and fruit trees...enough to be called an orchard. At the top of the garden, you will find a timber deck and a rather nice summerhouse (with power supply) and great views back down your sizeable garden. In my opinion, the garden is the icing on the cake that completes a rather gorgeous property.
