Description

Superb lifestyle opportunity in the peaceful location of Bower, near Wick, comprising a dilapidated house and stables along with approximately 33 acres of land.

Sackville House offers a rare opportunity to acquire a country property with land and outbuildings, set within an attractive rural location. This versatile holding provides excellent scope for those seeking a lifestyle change, whether to establish a small farming enterprise, keep horses, or enjoy the benefits of country living with space and privacy.

The Main House
The principal dwelling is in need of significant renovation but offers a traditional layout with character features. Currently arranged to include a hall, store, dining room, kitchen, and three bedrooms, the house provides a solid footprint on which to create a comfortable and welcoming home. With refurbishment, there is considerable potential to reconfigure and modernise the accommodation to suit a wide range of requirements.

Outbuildings and Stables
A stone-built stable block sits away from the main house. Although in disrepair, the structure could be restored to provide a functional and attractive stable. For equestrian buyers, this presents an excellent opportunity to create facilities tailored to their needs. Subject to the necessary consents, the stables and land may also offer potential for alternative uses or further development.

Land
The property at Sackville House is complemented by approximately 33 acres of land, comprising six individual parcels of varying size. All the parcels are classified Grade 3.2 on the National Land Capability for Agriculture scale, making them suitable for various agricultural or amenity uses. The grounds feature open amenity woodland, consisting of various tree species that provide shelter and privacy across the property. In addition, the property includes three larger grass paddocks, all in fair condition and well-suited to a range of uses.

The property is situated in the rural community of Bower, a peaceful village set between Wick and Thurso in the beautiful Caithness countryside. Bower enjoys an open landscape of farmland, moor and distant coastal views, offering a quiet lifestyle with a welcoming local community.

Everyday amenities are within easy reach: Wick, around 10 miles to the east, provides supermarkets, shops, restaurants, primary and secondary schooling, as well as rail and bus links. The larger town of Thurso lies approximately 15 miles to the west, offering further services and leisure facilities.

The area is well known for its wide horizons, fresh air and sense of space, with opportunities for walking, cycling, birdwatching and exploring the unspoilt coastline of the far north of Scotland. Wick John O’Groats Airport, with regular flights to Aberdeen and onward connections, is within a short drive, while the main A9 trunk road ensures good access both north to John O’Groats and south towards Inverness.

From Inverness, take the A9 northbound signposted for Wick/Thurso. Continue on the A9, passing through Tain, Golspie, Brora and Helmsdale, before reaching Latheron. At Latheron, keep left to stay on the A9 towards Wick.

Drive through Wick and continue on the A99 until you reach Reiss, then take the B876 towards Thurso. Continue for 6.5 miles and you will see Bower Wigwams on the right. The entrance to Sackville House is on the left. Drive up the private driveway to the house. (Note: The gate will be locked so viewings must be arranged though Bell Ingram).
