Casa Vecchia is a carefully renovated 17th century farmhouse with 4 bedrooms; located in a panoramic position it has a large swimming pool and just under a hectare of land.
The current owners bought the property in 1997 and have taken the time to create what is now a very sophisticated country residence and home in Italy. Many of the original Italian architectural features and materials have been saved and, where necessary, recuperated materials from the same period have been used in order to ensure that the building maintains its Italian character and integrity.
Surrounded by both olive groves and woodland, the property has wonderful views over the Niccone Valley and overlooks both the Umbria and Tuscany. The infinity pool and terrace areas face west so the sunsets are outstanding.
The main house, measuring approximately 400 square metres gross, is on two floors. On the ground floor there is a substantial entrance lobby with fireplace, and a large ground floor living area with a full-length glass door leading out to the front garden. Off the living room is a study with bookshelves and an antique fireplace. The TV room, also with a full-length glass door, leads out into the front garden. On the first floor a large hallway leads to the master bedroom with antique fireplace, a separate dressing room with a handcrafted antique oak wardrobe and a master bathroom with shower, wash basin, toilet, bidet and another wardrobe, made of antique oak. The master suite has a small, covered terrace or “loggia “from which wonderful views down and across the valley can be enjoyed. There are two further bedroom suites on the first floor, both with their own bathrooms and one with a full-length glass door which leads out to a large sun terrace with enough space for a table, chairs and sunbeds. This area offers sun in the morning and shade in the afternoon and evening.
The property sits in a little less than one hectare (2.47 acres) of landscaped gardens with a variety of trees and shrubs chosen to bring colour and texture to the garden throughout all four seasons. There is a vegetable garden and approximately 40 mature olive trees. The infinity pool, with large sun terraces, measures 13 by 5 metres and has spectacular views down the valley through mature olive trees.
A separate building provides storage space. A large technical room, with more storage space, is situated under the pool terrace and houses the pool filtration system and a computerised system ensures that the correct levels of chemicals are supplied to the pool during the period in which it is open.
Casa Vecchia has gas central heating, a hot water storage tank, a UV lamp to ensure bacteria free water and a water softener. There is a huge double garage measuring approximately 75 square metres and it is large enough for four cars and storage. A private well and two 10,000 litre storage tanks ensure that the property is supplied with water throughout the year.
