Description

In a private, quiet location just 5 minutes from the center of Villafranca in Lunigiana and all amenities, in Virgoletta, just 10 minutes from the center of Villafranca, we offer a farmhouse with rustic buildings and land.

The property is easily accessible via a paved road and offers enviable views of the 11th-century Virgoletta Castle and the surrounding countryside.

The main farmhouse is divided into two independent dwellings that can be easily joined.

The first portion comprises an entrance hall, four rooms, and a stairwell leading to the upper floor, which consists of four more rooms, a bathroom, a hallway, and a balcony. This portion has already been connected to utilities (water, electricity, and gas) and is currently used as a vacation home by the owners. Fiber optics are already installed in the area.

The second portion is in need of renovation. Access is via a balcony with a vine-covered pergola. The basement level comprises two cellars, three rooms on the ground floor, and an internal staircase leads to the second floor, which houses four additional rooms.

The property is surrounded by approximately 1,300 square meters of private land, including a farmyard accessible via a driveway. This detached stone farmhouse, approximately 45 square meters in need of restoration, offers a variety of options.

Another stone building, approximately 40 square meters in need of restoration, adjoins an ancient 17th-century church.
