A great room kept away from the kitchen so that noise from the machines we need so much but hate to hear, is kept to a minimum.
Now, remember I said there was another door in the dining room that we hadn't opened, well through here is the ground floor potential annex.
The first door in here opens to reveal the cloakroom / shower room. With a large glass shower cubicle, capable of taking two if you're feeling cosy, there's a vanity sink unit with its handy storage below, the obligatory, but ever so useful toilet and walls that are mostly tiled for easy maintenance. A frosted window lets the natural sunlight in, while keeping prying eyes out.....not that it's that kind of area, before you ask!
The next door that we come to opens into the sitting room, well that's what the current owners are using it for. It could however easily become an annex** for an elderly relative or teenager, looking for their own space and independence, while still requiring that watchful eye. With dual aspect windows, overlooking the side and front, the possibilities for this room are endless, bedroom five, sitting room, annex, play/games room or whatever you feel this house is missing.

Upstairs and we come to the landing. Now, while not being the most exciting of landings, it does exactly what it says on the tin, and offers doors to all of your sleeping quarters and family bathroom.
Bedroom one to three are all good double bedrooms, which one you choose as your main is up to you. There is a possibility to add an en-suite somewhere, but check with a designer/architect first to see just how and where, if at all possible. There is a room that could be split in half to create two single rooms as it has two windows. So, if you take the annex / sitting room downstairs, that would then give you a six bedroom house....just an idea for future proofing!
The family bathroom suite is slightly dated but still perfectly usable. You have the pedestal wash hand basin and then a panelled bath. The frosted window keeps the room bright.....but we seem to be missing something in here......the toilet. Well, if I were a detective and needed to find out the age of this home, the separate toilet to bathroom would lead me to believe it dates back to around 1950 - 1966.
The separate toilet isn't all bad if you have a large family, bathroom time in the morning can be a touch and go thing, so a separate toilet can relieve some of that tension. It would be fairly simple to knock them all into one, but again, seek professional advice first, never take my word on things like this.
The rear garden is another large area, offering space for a 5 aside football team for your infants, a badminton court or even sport tennis, that is if sport is on the agenda.....if it's not, there's space for a hot-tub, garden furniture and whatever else you feel your garden space needs. It's completely private, so if sunbathing nude is for you, box ticked!
A detached garage sits up the private little lane next to your home, completely tucked away, and probably hasn't seen a car parked in it for some time, but extra storage or even a handy garden room are some of the things that could possibly transform this into something spectacular, you decide.
