Your main room is the main event - a stonker at over 21 feet by nearly 12 feet. You are in an enviable corner position within the building, and so benefit from a double-aspect. Far-reaching urban vistas and a whole lot of sky are a dream combination for dusks and dawns, days and nights.

Off your reception, your independent kitchen (contemporary fitted wall and base cupboards and stone worktops featuring here) completes the tour. Integrated appliances are included in the sale.

This is a very well-connected spot with buses running 24 hours up to Elephant and Castle and Bermondsey from Old Kent Road (nearby) and with fast and frequent trains a nine minute walk away at Queens Road Peckham Station (Zone 2 and on the Overground network). It is just a couple of stops to London Bridge from there.

Local landmarks include Asylum Chapel: a beautiful Grade II listed building built in 1826, used for shoots, exhibitions, theatrical events and weddings etc. and the architecturally-interesting early C19th almshouses (Caroline Gardens) are also Grade II listed, and the largest almshouse complex in London, no less. A genuinely historically-interesting immediate locale. Newer highlights in the area are AMP Studios (for events, pop-up markets and such), a Community Sauna, and The Meeting House (cafe/wine bar).

The patch around QRP Station has nice spots such as Peckham Cellars, Queens, Beer Rebellion, Well & Fed, and Blackbird Bakery.

For more options, walk/bus/bike to trendy drinkeries and eateries on Bellenden Road and Rye Lane. Highlights include Ganapati, Frank's Bar, The Begging Bowl and Forza Win. And Camberwell, Dulwich, New Cross, Deptford, Bermondsey and Borough are also easily reached.

Green spaces locally include Brimmington Park with active 'Friends of' group, and the larger Burgess Park with a popular Saturday Parkrun.
