Description

Exciting restoration project near the coast at Ferryside.

Description

Rock Cottage is an attractive period coastal property thought to date back to the late 1800s (pre -1880). The property is now an exciting restoration project for new owners to take on and bring it back to its former glory. It offers generous accommodation space over two floors. In summary, the house provides a reception hall with cloakroom and reception area off, a separate drawing room, dining room, kitchen breakfast room, pantry and garden room. The first floor provides a principal bedroom and three further bedrooms together with a bathroom. Externally, the property provides off road parking area, double garage/workshop and pretty gardens and grounds with an area of woodland. In all, the property extends to about 1.4 acres.

Accommodation Ground Floor
The main entrance leads into the reception hall with a cloakroom off and a separate reception area with a snug wood burning stove. The first door on the right of the hallway opens into the drawing room with exposed floorboards, floor to ceiling height window and a wood burning stove providing a warm focal point. Adjacent to this room is the dining room, again with exposed floorboards, fireplace flanked by display alcoves and a bay window with window seat to enjoy the views over the River Towy. At end of the hall is the kitchen breakfast room with a kitchen area, Rayburn range. Doors lead off the kitchen to a garden room and a separate and useful pantry room.

First Floor
The stairs rise up from the reception hall to the first floor accommodation that includes a principal bedroom and three other good size bedrooms (all with wash basins). The main bedroom (room and scope for an en suite bath/shower room) and two others overlook the front garden and out towards the River Towy while the fourth bedroom overlooks the rear garden and woodland. These bedrooms share the use of a family bathroom.

Externally
The property sits in generous grounds, gardens and woodland of about 1.4 acres and includes off road parking area for vehicles, a useful double garage/workshop, pretty gardens and grounds, orchard, seating areas, large lawn, old summerhouse and greenhouse and a path leading up to mature woodland. The woodland stretches above and to the rear of the house. There is a walkway around the woods for access and to enjoy the views of the River Towy, the estuary and out to Carmarthen Bay. A stream also runs through the property.

Location

Rock Cottage is set in the historic county of Carmarthenshire in west Wales. It is located on the edge of the increasingly popular seaside village of Ferryside (centre of village only about 0.8 mile away) lying alongside the famous River Towy that flows out to Carmarthen Bay. The local scenery is stunning and for those that enjoy the outdoors, miles of coastal walks are on your doorstep. The village has a pretty beach to explore and enjoy, excellent fishing, summer ferry service to Llansteffan while also offering three café outlets and a hairdresser.

There is also a local supermarket on the square. The local community hub Calon y Fferi Community Centre is active and has many assets like an Art and Ceramic school, and environmental conservation group, local history groups, a computer repair facility and other outlets. The local ancient medieval church is open at St Ismael and there is a very active Sailing Club (River Towy Yacht Club) and Ferryside Lifeboat. There is a well established hotel with indoor swimming pool (The Three Rivers Hotel).

Ferryside also offers a railway station with national railway connections including to Cardiff, Manchester and London. Good road routes provide quick access to neighbouring towns. Carmarthen and the A48 M4 link road are only about 11 miles to the north. Swansea is about 24 miles to the south-east while Cardiff is about 79 miles to the southeast.
