Corbiehill Grove is an attractive secluded cul-de-sac nestled in the select residential area of Davidson's Mains, four miles to the northwest of the centre of Edinburgh. Sitting at the termination of the cul-de-sac,18 Corbiehill Grove, harled with a slate roof, is a three-bedroom semi-detached house with a later extension that is owner/occupied and presented in pristine condition.

To the front, there is a resin driveway with gravel-grid inserts leading to the integrated garage entrance and a combination of a lawned area and additional off-street parking and to the rear there is an enclosed garden, bordered by a stand of mature trees and bushes.

The front door opens into the hall that leads into the large comfortable dual aspect living room that has a modern raised fireplace and a traditional dado rail. The inner hall adjoins the living room and allows access to the remaining ground floor rooms. The stylish contemporary kitchen is large enough to dine in and has a sliding glass door leading to the back garden. It is fitted with both wall and floor mounted storage units, down lit worksurfaces with tiled splashbacks and a full complement of integrated appliances. There is a separate utility room, again with an external door, that has a sink and storage cupboards and houses the washing machine. A double bedroom overlooks the back garden and benefits from access to it; it has a double and a single built-in wardrobe both with sliding mirrored doors. A WC completes the ground floor accommodation. There is a door from the inner hall to the integrated garage.

The stair leads to the upper floor landing. The larger double bedroom has a wall long built-in wardrobe with folding doors and a further separate cupboard. The remaining double bedroom will also make an ideal study or office. The naturally lit modern bathroom has a three piece suite and shower over the bath. The house is double glazed and has gas fired central heating; the boiler is located in the garage.

The large, well-managed, back garden has a combination of a mono block paved area that is suitable for al fresco entertaining, and the remaining area is lawned. There is a perimeter hedge and a stand of mature trees and bushes.
