Description

THE PROPERTY.
Wingridge comprises an attractive detached chalet residence which sits in the most idyllic gardens which are beautifully established, perfectly manicured, and profusely stocked. It is located in a very convenient position right in the heart of the village and is within a stone’s throw of the village shop, public house and Church, as well as being within minutes of some of the county’s most attractive rolling countryside. It also has easy access to the popular towns of Ottery St Mary and the market town of Honiton with its main line rail link to London Waterloo, and the Cathedral City of Exeter.

Wingridge was built in the middle of the last century and is of traditional construction with principally brick elevations under a tiled roof. It has been the subject of a considerable amount of improvement in recent years resulting in the beautifully presented home of quality we find today, with great care and attention given to the fittings and overall finish. Worthy of particular mention is the delightful sitting room with an open fireplace which leads through to a superb conservatory with underfloor heating and views over the gardens. The property also benefits from a modern fitted kitchen and a second reception room with an open staircase giving access to the first floor.

GARDENS & GROUNDS.
Wingridge sits in delightful gardens which have been thoughtfully planted and lovingly tended by the current owners. Brick steps rise from a parking area (for one vehicle) off the lane to the front of the property where a pathway leads to the side where there is an area of lawn surrounded by profusely stocked beds. There is a greenhouse/potting shed and a decked seating area which takes advantage of the delightful views, along with a timber shed with log store behind.

SITUATION.
Talaton is a much-favoured village with a thriving community and has facilities including a community run village shop/post office, active village hall, popular public house - The Talaton Inn and the ancient parish Church of St James the Great . It lies about three miles from the country town of Ottery St Mary which has a good range of amenities which include many independent shops, doctors surgery, primary school, the much reputed King’s School, post office, cafés, sports centre and various supermarkets. On the outskirts of the town, Joshua's Organic Store and the renowned Otter Nurseries can be found.

The busy market town of Honiton is some 7 miles to the east with a wide selection of restaurants, antique shops and boutiques and a main line rail link to London Waterloo. Closer stations can also be found at the neighbouring villages of Feniton and Whimple, both of which are within 3 miles. Sidmouth and the World Heritage Jurassic Coast at Lyme Bay is about 10 miles away and is one of East Devon's premier coastal towns. It has a long esplanade, wide pebble (sand at low tide) beaches and stunning views along the Southwest Coastal Path.

The Cathedral City of Exeter is about 11 miles to the southwest an has an excellent range of shops including the Princesshay Shopping Centre, food hall, sporting facilities, theatres, arts centre, schooling - both state and private, main line express rail link to London Paddington and international airport together with M5 access.

DIRECTIONS.
From Honiton, join the A30 in a westerly direction (towards Exeter) and continue for about 2 miles, taking the Patteson Cross exit signposted Ottery St Mary. Continue along the old A30 for about 2 miles, turning left signposted Fairmile and then turn right in Fairmile signposted Talaton. Proceed along this lane into the village. Pass the public house (on the left) and take the next right turning where the property will be found immediately on your right.
