THE PROPERTY
A substantial, part medieval moated, Grade II listed period farmhouse, being of special architectural or historic interest, believed to date back to the 17th century with many additions in the 18th, 19th and 20th centuries. Presenting colour washed rendered elevations under plain tiled roofs with two axial chimneys, this generously proportioned farmhouse is being sold for the first time in over a century and has accommodation of over 4500 sq ft. In addition, there are large second floor attic rooms, which could be converted into further accommodation, subject to the usual consents. The accommodation is versatile with the west end previously used as a self-contained annexe but could easily be incorporated within the main house. Although being well cared for by the present owners, the farmhouse would now benefit from some updating and modernisation throughout.

The storm porch leads into the reception hall, which features the stairs leading to the first floor, twin front windows and doors leading to the ground floor accommodation with dual aspect dining room has fitted corner cupboards and a second door leading to the hall. The kitchen/breakfast room features a range of base and eye level units, work surfaces, Cookmaster range oven, single drainer stainless steel sink and a walk-in pantry. Thers is also an impressive red brick fireplace with bressummer beam housing a wood burning stove. The utility room has a rear aspect, a door leading to the side, fitted cupboards & shelving and houses the oil-fired boiler and water softener. A dual aspect drawing room measures 20’ x 20’ and features a brick open fireplace with bressummer beam and leads into a sitting room (annexe), which has a dual aspect and a door to the front, twin ornamental fireplaces, oak stairs leading to the first floor and a door leading to the kitchen (annexe), which has a window to the rear and door to the side and features a range of base of eye level units, work surfaces, single drainer stainless steel sink, Belling double oven with extractor over and a door leading to a bathroom (annexe). There is also a shower/cloakroom.

On the first floor the main and secondary landings lead to six bedrooms and two bathrooms. There are two second floor areas with separate staircases with one leading to a bedroom, which enjoys far reaching views over countryside and a further room leading off. The further second floor area is predominantly used as attic storage but could easily be converted into accommodation if desired, subject to the usual consents.

OUTSIDE
Standing towards the end of a private driveway shared with The Granary Barn, New Farm is then approached over its carriage driveway capable of standing several vehicles.

Located at the front there is a twin garage and open cart lodge. The established gardens and grounds have several areas of lawn and an abundance of mature trees, shrubs and hedging with many fruit trees. A timber framed outbuilding accommodating a workshop/machinery store, has been partially converted to provide a number of uses over two floors to include a home office/games room and possible ancillary accommodation (subject to the usual consents).

The gardens front onto the remaining part of a medieval moat and there is also a summer house. In all there is over 1.5 acres of traditional farmhouse gardens and grounds, set in a picturesque rural location within surrounding countryside.
