The facilities are brilliant - only downside is the increasing restrictions of the pool. It gets busy but I don’t think people are agreived by this - it’s obvious that a pool will be busy in summer and that’s okay! The only minor thing is that when some of the paving flags have been replaced, the replacements don’t match! This winds me up

Avoid New Acres Wandsworth – Poor Management & Maintenance

I would strongly advise against renting at New Acres Wandsworth. My experience here has been overwhelmingly negative, and I want to share my issues so others can make an informed decision. The management is unprofessional and does not prioritise tenants' concerns. New Acres frequently took over a month to respond to emails. I was overcharged for rent and only refunded when I queried it after receiving a debt collection letter from them. Additionally, I received a debt collection letter from Thames Water, which was alarming. On top of that, there is a £37 standing charge for hot water and heating, which is extremely high. Hot water in the building would also cut out regularly. Security is a major concern. The front doors frequently broke and remained unlocked for extended periods, allowing anyone to enter the building. These issues were never promptly addressed. Maintenance is extremely slow and disorganised. When submitting a request, you do not receive an estimated time of arrival, and they do not text or call before coming. This makes it easy to miss their visit, and in some cases, they don’t show up at all. Worse, maintenance entered my flat without permission, despite me previously stating that they were not allowed to enter if I wasn’t home. One of the lifts was broken for over a month without being fixed. The parcel room is also a mess, with parcels frequently going missing or placed on random shelves, making it difficult to find deliveries. The actual apartments are poorly finished and fitted, with visible paint marks on the walls that were never fixed during my entire tenancy. The area outside the building looks unkempt, with fallen-over orange plastic barriers making it look like a dumping ground. Despite being marketed as a pet-friendly development, there are no designated areas for pets. Pets are not allowed on the resident terraces, meaning there is nowhere within the development for pet owners to take their pets. This makes the "pet-friendly" claim feel misleading. Due to the unacceptable nature of these issues, I ultimately decided to move out despite originally planning to stay longer. The situation here was simply not sustainable. When I politely informed the site operations manager that I was unable to accommodate viewings due to working from home and having a dog, he was rude and dismissive on the phone. The only positives were the friendly concierge team, particularly Sophie, Jaysha, Gemma and Peter, who were professional and helpful. Unfortunately, this does not make up for the serious management, security, and maintenance issues. If you are considering renting here, I strongly recommend looking elsewhere. The lack of care for tenants and poor handling of essential services make this place not worth the hassle. Would give 0 stars if I could.

Management needs improving

Love the building, design and features but management is very unresponsive and incredibly hard to get hold of for issues minor or serious. The features in the flats and in the common areas are very modern and sleek. 24/7 reception is so handy however they are very unhelpful when it comes to resolving building maintenance issues/ follow ups

Just moved in - great experience so far!

Stylish, modern new building. Lovely concierge services, building management respond well and quickly to problems. Only slight challenge is delivery drivers dont really know how to access the building yet. also, the pathway to wandsworth town station is still barricaded and blocked so having to walk the big way around. We would like to have traffic lights going to get to the main building, as its quite inconvenient to cross the road right now. Another fix that hasnt been addressed is not having access sorted to main building yet but not an issue as there is always someone at the concierge allowing us into the building.

They are really beautiful apartments well designed and makes life easier the landlord puts together some lovely events in the summer poolside and generally cares abouts it's residents enjoying the experience at New Acres. I look forward to staying here a long time ive made it my home abd really loving it
