Description
Thirsk for those of you less familiar with the town is one of the most sought after locations to live in North Yorkshire. It has excellent schools, including access to some of North Yorkshire's best independent schools, beautiful walks and easy connectivity for the commuters by rail and road with direct trains to London available on a regular basis. The market town is a throw back in time with many artisan cafes, bakeries, independent eateries, butchers, fishmongers, Greengrocers and a weekly fresh farmers market with a wide selection of produce.
Brook House is an elegant Period family home with a seamless blend of Victorian features and modern day upgrades. With 1.5 acres of beautifully manicured gardens, yet just a stroll from the popular market town of Thirsk, this property has much to offer those seeking space and convenience for a shorter period. This is a perfect home for those moving to the area, undertaking renovations on their home or between houses.
Upon entry there is ample parking for multiple cars in what is a very private tucked away location. You really would not know the house was there from the road. Safe for children/pets and just a lovely position.
A stunning stained-glass vestibule opens into a beautiful, original tiled hallway setting the tone for the rest of the house which has an abundance of period features including large bay windows, ornate cornicing, picture rails, high ceilings and elegant fireplaces. A program of refurbishment has been carried out which includes a bespoke kitchen with AGA. There is also a great hobby room hidden on one side of the house, it would make a fantastic play room/music room/teenagers hideaway. If required it could serve as a double bedroom.
What I do really like is that this house is not top heavy, there is significant ground floor space which would take furniture large or small. Take for example the grand dining room which is complimented by a stunning fireplace with woodburning stove and French windows opening into the gardens, with an adjoining family room, this is the perfect entertaining space. The sitting room is filled with natural light from the bay window and has splendid views of the garden. Completing the ground floor are a useful utility room, a bathroom and generous built-in cupboards for storage. A further entrance which leads to the kitchen and hallway also links to the outbuildings, a space which has hosted children's parties, summer barbeques and rainy day entertaining.
With a feature stained-glass window an elegant Victorian turnaround staircase leads to the first floor with three large double bedrooms which are blessed with plenty of natural light and lovely garden views. There is a further fourth bedroom which could easily double as a study or dressing room.
The gardens are an absolute joy and surround the house perfectly, inviting wildlife to the well-stocked borders and mature trees. An orchard is planted with a variety of apple and pear trees with a further kitchen-garden filled with seasonal fruits and vegetables. A hen house with run, a large lawn, tool shed, WC, log store and a charming stream bordering the property add to this oasis, a true gardener's delight!
Overall this is a wonderful example of a period property which has been well cared for. The new owners of the house are open with their plans which is to try to sell their current family home next summer. If they are successful they will require the property back so it should be viewed as a 9 month Let at this stage which may extend. It would mean they would also consider 6 months.
