Description

Exceptional Grade II listed barn conversion set within a half acre plot, together with a double garage & workshop in this delightful South Somerset village.

THE PROPERTY
Converted in 1993 and once forming part of the Dillington Estate, this exceptional barn conversion of local Ham stone elevations under a tiled roof is set within a beautifully positioned half acre plot, at the end of a private lane with wonderful views across the surrounding countryside.
Thought to have been one of the oldest remaining Tithe barns in Somerset, this thoughtfully designed home remains true to its origins, externally blending seamlessly with its surroundings, whilst within its walls is a spacious light filled home conducive to modern day living and comfort.
On stepping inside there is an immediate sense of space, with a fully vaulted reception hall showcasing an impressive central staircase with gallery above. This space has been enjoyed by the current owners as a dining room and has even hosted parties with further tables situated on the galleried landing above. To the northern end is the most wonderful open plan kitchen/breakfast room, ideal for all the family to gather, together with floor to ceiling French doors opening out onto the paved terrace and enjoying views over the garden. There is a very useful utility/laundry room leading off from here.
To the Southern end of the house is the main sitting room, which is another light filled space with its open fireplace and once again floor to ceiling French doors leading out onto the paved terrace and garden. There is a generous study/bedroom five on the ground floor, and a useful WC & cloakroom.
On the first floor is a most welcoming galleried landing looking down over the dining hall, with floor level windows allowing light to flood in. To one end, is a fantastic principal bedroom, with full en suite bathroom and fitted wardrobes. This luxurious room exudes light and space and overlooks the garden with splendid views to the open countryside.
There are a further three delightful bedrooms at this level, one en suite, with the other two sharing a family bathroom with separate shower.

OUTSIDE
Situated at the end of a private lane passing a cluster of similarly converted farm buildings, you arrive at the private gravelled driveway belonging to The Tithe Barn, which wraps around to the Northern boundary and leads to a large parking area for ample cars with double garage and workshop.
The garden lies mainly to the West and is laid to level lawn for low maintenance with a variety of trees planted by the current owners at the start of their tenure. There is a small patch of lawn with various fruit trees to the South, and a paved terrace that spans the entire length of the barn, enjoying views over the garden and beyond, making an ideal place for al fresco dining. The double garage has power and lighting, with a good-sized workshop to one side and useful log store to the other.
All in all, this would make a truly wonderful primary or secondary residence in a very pretty and accessible village location.

LOCATION
The spectacular landscape of this beautiful county is regarded as some of the finest in the southwest, much of which is designated an Area of Outstanding Natural Beauty; a haven for keen walkers and riders well catered for by a network of paths and bridleways. Around half an hour's drive away is the stunning Jurassic coastline an UNESCO World Heritage site with many pretty coastal villages and towns, including the elegant resort of Lyme Regis with its Cobb harbour, beaches and sailing club.
