Description

This dynamic three-bedroom house in Islington extends across four floors and a generous 2,184 sq ft of space. It was designed by Squire and Partners, who have created a series of versatile living spaces, including a top-storey with a bank of angled skylights and a door to a balcony overlooking Paradise Park. Travel across the city is made easy by Highbury and Islington rail station, an eight-minute walk away.

The Tour

Paradise Passage is a quiet pedestrianised lane with a smart row of contemporary terraced houses, their white-painted façades punctuated by expansive glazed panels.

This home's timber front door opens to a spacious kitchen and living room, with wooden floors and wall-to-wall glazing. In the kitchen, steel and oak units are topped with granite countertops. An island opposite has a built-in sink. On one side, a sliding pocket door reveals a bright double bedroom with a Juliet balcony and an en suite shower room.

A smart staircase ascends to a spectacular double-height living space on the first floor, arranged with separate areas for reclining and working. Large windows frame leafy views.

A set of open-tread stairs ascends to the mezzanine above. This space is configured as an additional sitting room, its glazed pitched roof is fitted with blinds. Sliding glass doors open onto a glorious west-facing balcony with a view of Paradise Park.

The lower ground floor has two generous double bedrooms, both with fitted storage and en suites (one with a shower, the other with a bath). The bedroom to the rear of the plan has access to a private decked terrace, while the bedroom at the front opens onto a front paved area.

Outdoor Space

On the top floor, a balcony affords wonderful views of nearby Paradise Park; the perfect spot for enjoying a morning coffee or an evening drink. Two terraced areas on the lower ground floor have space for potted plants.

The Area

Paradise Passage is close to some of north London's best-loved neighbourhood restaurants. Xi'an Impression is a short walk away and is known for its spicy hand-pulled biang biang noodles - opposite the Emirates Stadium, it's a popular spot come match day. Seafood hotspot Westerns Laundry is also close by and has a Bib Gourmand from the Michelin Guide.

Highbury Fields is an 11-minute walk from the apartment. Caledonian Park is also within easy reach and has a café, woodland and meadow areas, community gardens and an orchard.

Highbury Barn is nearby, with its highly regarded butcher, deli, and cheese shop. Upper Street is a 20-minute walk away and is home to the likes of Ottolenghi, the Almeida, and The Old Red Lion theatre and pub. Camden Passage is also close by, as is the Estorick Collection. The area has excellent gastropubs, including The Drapers Arms and The Albion.

There are excellent schools in the area, including Ambler Primary School and Children’s Centre, Gillespie Primary School and Yerbury School. Paul’s Steiner School is also within easy reach. St Mary Magdalene Academy offers an all-through programme. Other secondary schools include Highbury Fields School and The London Screen Academy.

Highbury and Islington rail station is an eight-minute walk from the house, with Underground, Overground, and national rail services. Holloway Road Underground is also close, with services to St Pancras International in six minutes, Covent Garden in 12, and Heathrow Airport in just over an hour.

About The Modern House, London

St Alphege Hall Kings Bench Street London SE1 0QX
Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
