Location
The linear village of Much Birch sits between Hereford and Ross-on-Wye alongside the A49. The village has a church, a well regarded village school, doctors surgery and the popular Axe & Cleaver pub. A little further south one finds the picturesque riverside market settlement of Ross-on-Wye, the only English town standing within the Wye Valley Area of Outstanding Natural Beauty. Formerly a centre for leather working, shoe making, brewing, corn milling and glove making, Ross became a very busy Coaching town in the 18th and 19th Centuries. When viewed from either of the river bridges, the white painted façade of The Royal Hotel stands adjacent to the fine, 206 feet steeple of St Marys Church. With a population of around 10,000, Ross remains a bustling town and the summer months in particular sees many visitors coming to canoe, fish, cycle or alternatively enjoy more leisurely pursuits involving food and drink, perhaps downing a refreshing cider from one of the many local artisan cider makers.
Description
Situated approx. 1.5 miles south of the village of Much Birch, some 8 miles south of the county town of Hereford, and 9 miles from the market and tourist town of Ross-on-Wye, Laskett Lodge was part of the well renowned Laskett Gardens. The Laskett was purchased in 1973 by Sir Roy Strong formerly a Director of the V&A, and his wife Julia Trevelyan Oman a set designer. Together they turned the four acre bare field besides the house into one of the largest, private, formal gardens to be created since the war. The gardens were subsequently gifted to Perennial in 2021 who continue to maintain this remarkable story telling garden.
The Lodge sits on the south side of Laskett Lane and was constructed in 1932 of sandstone, with a slate roof, and most attractive, decorative ridge tiles. The accommodation is generous, with two reception rooms, a kitchen, two bedrooms and bathroom. There is also access to the extensive roof void where windows are already in place at each gable end, offering potential for conversion, subject to the necessary consents. Within the Lodge are many period features such as decorative fireplaces, panelled doors and an abundance of exposed wooden floorboards. Externally a gateway gives access from Laskett Lane into the driveway where there is a single garage and wooden lean-to. The gardens wrap around the Lodge, planted with several mature Silver Birch trees and giving stunning far reaching views across the rolling Herefordshire farmland beyond.
For those concerned with strategic location the A49 is easily accessible, linking to the A40 dual carriageway and M50. Hereford railway station is within 15 mins drive, as are all of the Cathedral City's facilities.

The guide price or range of guide prices is given to assist consumers in deciding whether or not to persue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in light of interest shown during the marketing period, a guide price is issued. The guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve (see below). Both the guide price and reserve price can be subject to change up to and including the day of the auction. RESERVE PRICE This is seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. A reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction. Solicitors/Legal Pack The solicitors acting on behalf of the vendors in the sale of Laskett Lodge are Russell Cooke Solicitors Tel:
