Description

A large spacious detached converted farmhouse privately enclosed by 6 acres of paddocks with far-reaching views over countryside to St Ives Bay and situated in a delightful rural hamlet.

PROPERTY
This well presented farmhouse has been renovated over the past few years to offer a comfortable family home. The sitting room has a featured log burner and a large double glazed window to the front. Adjoining this is a second reception room which could be used as a home office or a dining room. It too features a window to the front elevation.

To the rear of the house is a nice sized kitchen with a feature central island with large breakfast bar. A range of base and wall mounted modern cabinets provides plenty of storage. The kitchen sink sites below a large window which looks out over the garden to the stable block. Patio doors on either side of the kitchen allow plenty of natural light.
The planning permission (PA11-03223) for conversion and extension of the property included a the possibility of a conservatory to be built to the side of the house off the western side of the kitchen and a front porch. The foundations for the conservatory have created a patio area currently, but this allows the house to be extended further by a new owner.

The new extension to the house has created a utility room and cloak room and a large integral double garage. The garage has power and lighting and also features a very large room above which is partly completed. This could be a studio, additional bedroom, games room or simply useful storage.

The upper floor of the original house offers three good sized double bedrooms, a large family bathroom and a large en-suite master bedroom with built in wardrobes and a full height window overlooking the grounds and offer superb rural views.

There are some finishing touches which could be done on the house, but it is offered in move-in condition. There is scope for added personalisation with the addition of a front porch, conservatory and finishing the games room, but without these, the farmhouse is already a fine family home.

STABLES
The Stable block is a timber frame building with two stables and a tack room.

LAND
The property is enclosed by over 6 acres of grounds divided into paddocks by fencing or, for the most part, Cornish hedges. The ground is level and is within site of the house. The stables are to the rear of the house and are visible from the kitchen and master bedroom
.
To the North of the house is a small copse of trees. Within there are some ruins of stone buildings which formed part of the original farm and appear on maps from 1830.

To the front of the property there is a lawned garden area with a number of large granite stones installed as a feature. An al-fresco dining area, enclosed and sheltered by a raised rockery, planting and fencing is an attractive addition to the grounds.

SURROUNDING AREA
High Downs Farm lies in open countryside on the outskirts of Troon and on land that slopes to the north and west.

The panorama of the countryside is laid out below the farmhouse and the outstanding views encompass Bolenowe Carn Moor, a county wildlife site in the foreground and in the far distance the open sea from Portreath to St. Ives Bay. The sunsets on some evenings are quite outstanding.

The nearby village (1 mile) offers a good range of local amenities including a nursery and primary school, and a shop for daily needs. There are well regarded public houses in Pencoys while, nearby Camborne (2.5 miles) contains a larger range of facilities, senior schools and a main line railway station.

Within four miles is Stithians Reservoir which is becoming a hub for wind and wing surfing.

9 miles away is Gwithian Beach and Godrevy, one of the finest stretches of sand in Cornwall. Ideal for families or surfers.

A similar distance will bring you to St. Erth train station where the picturesque St. Ives branch line offers days out in the famous seaside town.

Just over 12 miles away is Falmouth. This lovely harbour-side town is a gateway to the beautiful Fal River which runs through an Area Of Natural Beauty. The town is famous for its creative buzz with many art galleries displaying contemporary works and venues showcasing independent films and live bands.

Additional Information
The property has underfloor heating downstairs and radiators upstairs. The log burner has a back boiler and there is an additional electric boiler. It is on mains water with private drainage to a septic tank.
Full Fibre broadband is available.
There is a right of way down the driveway and past the house which, in our clients ownership and anecdotally, has not been used in over 90 years and is impassible. The neighbours use the top of the drive to access their property. Otherwise the farm is free of Tree Preservation Orders, AONB, SSSI, listed buildings etc.
