Description

Four storeys high, this tall stock-brick house in Clapham, south-west London, spans just shy of 2,072 sq ft. It has five peaceful double bedrooms and a set of interconnected, carefully extended living spaces where brightness reigns. At the rear of the house is a luscious garden, lovingly planted with jasmines, hydrangeas, annuals and evergreens.

The Tour

Lilleshall Road is a quiet residential street lined with billowing mature trees. This home is part of a mature Victorian terrace and has a mix of two-over-two sash windows and a wide ground-floor bay. Stucco with floral motifs frames its front door, while the windows in its façade have pretty red-and-beige brick arches above.

Entry is to a long hallway. On the right is a traditional double reception room - a 19th-century hallmark - with the kitchen at the front. An ethereal northerly light pours in from the front, amplified by white units, floorboards and walls. Cupboards topped with white stainless steel-trimmed countertops run on either side of the room and contain appliances by Smeg and Bosch. A sage-green splashback and cornicing overhead are subtle but impactful details.

The kitchen is left open to the dining room beyond. Steps then ascend to the living room, a beautiful and bright space housed in a rear extension. A glazed door sits between two floor-to-ceiling picture windows, framing a soothing view of the abundant garden. Neutral carpeted floors run underfoot, a clever counterpoint to a sunshine-yellow wall. Three cupboards cleverly conceal a laundry unit with washing machine and a separate dryer, a large coat/broom cupboard and concealed WC.

A sweeping staircase winds through the core of the house, connecting to the cellar and to the three upper levels. The primary bedroom is on the first floor, with twin sash windows, wallpaper from Graham & Brown, walnut floors and a bank of fitted wardrobes. A pristine en suite shower room adjoins, with fixtures/fittings from Lusso.

There is an additional bathroom on this floor with a bath atmospherically placed beneath the window and a separate shower. A second bedroom is at the rear, with access to a flat roof. There is also access to a generous loft storage space.

On the second floor are a further two serene bedrooms. Occupying the top floor is the fifth bedroom, with eaves storage and well-placed skylights.

Outdoor Space

Mature leafy shrubs and trees have been densely planted around the periphery of the south-facing garden, creating a mesmerising, Secret Garden-like effect. There are sections of lawn perfect for placing deckchairs, as well as a more formalized decked area at the back for evening-time hosting.

The Area

Lillieshall Road is close to Clapham Old Town, a village-like area with plenty on offer. Close by are the celebrated M. Moen & Sons butchers, The Common bakery and homeware shop and a branch of Gail's.

There is also the Michelin-starred restaurant Trinity, The Bobbin, The Sun, The Pig’s Head, The Prince of Wales, The Rose and Crown pubs. Studio Voltaire is near, as is Clapham Picturehouse. The Little Orange Door, Minnow, and Sorella are also close.

For independent shops, there is also Abbeville Road, to the south of the common, and Northcote Road, to its west. Clapham High Street has other amenities and shops, including a choice of gyms and leisure facilities.

Clapham Common is a short walk south and is home to over 200 acres of parkland, as well as a café and recreation facilities. Grade II*-listed Battersea Park is also close by.

There are plenty of state and private schools nearby, including Eaton House, Parkgate School, Thomas’s, and L'école de Wix Lycée Français.

Clapham Common (Underground), Wandsworth Road (Overground), Clapham High Street (Overground), and Clapham North (Underground) are all within easy reach. There are also plenty of bus routes in the local area.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
