Description

Big, bright and beautiful one double bedroom conversion flat of 478 square feet, with a long lease. Find your new pad on a popular tree-lined street, just a ten minute stroll from three stations (Ladywell, Hither Green and Catford).

The flat sits on the upper ground floor of a tall Victorian semi-detached townhouse, and you also have a large south-facing private garden (of circa 8 metres each way), with secure side access and a handy shed.

You will enjoy loads of lovely features - some of our favourites include the contemporary white column radiators which have been installed throughout, and the clever storage space which has been made above the bathroom and the hall.

Internally, a wide shared entrance hallway opens to the flat, on the right. You are welcomed immediately by a generous and high-ceilinged sitting room of over 12 feet by over 11, with a large window overlooking the garden. Painted wooden floors, chalky walls, and bespoke bleached wood shelves continue to celebrate the light and bright theme.

Beyond the living room, to the right, a useful hallway space for jackets and shoes opens onto a neat and neutral bathroom, with underfloor heating and a window.

From there, a good sized double bedroom of over 12 feet by over 11 reintroduces the high ceilings and pale wood and walls, and a new timber-sashed bay-window looks out onto the street below.

Three steps down to the kitchen gives wonderful views both south and west, out onto the peaceful garden. The kitchen was new to 2021, with an oak floor, cool concealed pantry, new base units and a Mirostone seamless worktop.

A deep stainless steel sink and contemporary tap, Smeg gas hob and Hotpoint and Liebherr appliances complete the look (and are included in the sale).

The south-facing garden is accessed via a side gate, ideal for those with bikes. There is a secure bike store with internal railings, and beyond this a large shed in the shade of a pear-tree. Both are finished in a stylish matt black.

In the front section of the garden there's a fixed BBQ and paved area for your table and chairs - you are all set up for entertaining at any time of year.

At the rear, up one steel-fronted step, there is planting with ferns and flowers, and a space for growing herbs and veggies. There is also an outdoor power socket.

Ladywell is the closest of three stations and delivers you to London Bridge in 13 minutes.

You have got two town centres - both with a friendly village-feel - within easy walking distance of your new house: Ladywell and Hither Green.

In Ladywell we like The Larder deli, Mamma Dough for pizza, and Meat Jon (a great butcher shop). Wilson's is a new small plates and wine place which is proving a big hit.

In Hither Green you have a handy Co-Op, and Good Hope Cafe (loaves, homemade food and great coffee), also Mission Green Organic Food shop Cafe Green (on Ennersdale Road) for authentic Vietnamese food is also popular. Walk to these in 10 or so minutes. The Station Hotel is a strong local public house (you can guess where to find it!).

For high street shopping and markets, Lewisham and Catford are only a little further.

You can also pick up DLR trains at Lewisham Station for Canary Wharf and Bank.

Green spaces are pleasingly-plentiful round this way: Mountsfield and Lewisham Parks being your closest, then you've got delightful Ladywell Fields and beyond that - Hilly Fields. Greenwich Park and UNESCO World Heritage Site and Blackheath Common are also close for more options.
