Description

A beautifully presented one-bedroom apartment, situated on the fifth floor of a sought-after modern development just moments from Shoreditch Park.

Flooded with natural light, the apartment benefits from a southerly aspect and floor-to-ceiling windows, framing far-reaching views of the City. The open-plan layout has been thoughtfully designed to provide defined areas for cooking, dining and relaxing, making it an excellent space for both everyday living and entertaining. The double bedroom also enjoys impressive City views, while the property is completed with a sleek modern bathroom, generous storage, and a private balcony.

Location

Positioned at the top of Shoreditch Park and just south of Regent’s Canal, Penn Street enjoys an enviable location. Residents have seven acres of green space on their doorstep, with scenic canal walks leading toward Angel and Victoria Park. The Britannia Leisure Centre, offering a gym, swimming pool and squash courts, is just moments away.

Hoxton is renowned for its dynamic mix of restaurants, bars and galleries. Local favourites include Lyle’s, Rochelle Canteen, Shoreditch House, the Blue Mountain School and the Victoria Miro Gallery, while nearby De Beauvoir Deli and other boutique shops provide excellent options for fresh produce.

Transport

The area is exceptionally well connected. Hoxton and Shoreditch High Street stations provide London Overground services, while Liverpool Street offers access to the Central, Hammersmith & City, and Metropolitan lines, as well as National Rail. Old Street Underground, around a 15-minute walk away, connects to the Northern Line for convenient travel across the capital.

Seller’s View

What do you love most about your home?
What I love most about this flat are the floor-to-ceiling windows and the incredible views, blending the London skyline with Shoreditch Park. The large balcony is another highlight. The apartment is also exceptionally well insulated, I haven’t needed the heating for three winters, and it’s very quiet. Finally, there’s a great sense of community in the building, with neighbours who look out for each other.

Why are you selling?
I’m looking to upsize to a larger home, ideally nearby, as I’d love to stay in the area. It’s within walking distance (or a quick bus ride) to the City for work, close to my favourite weekend spots like Broadway Market and Victoria Park, and full of a real local community rather than tourists.

What do you love about the area?
The location is perfect for an active lifestyle, I often run along the canal to Victoria Park or use the newly opened Britannia Leisure Centre for swimming, gym, and squash. There’s also a fantastic choice of cafés and pubs, with favourites including Bobo & Wild and Sabretooth for coffee, The George & Vulture for pizza, and The Duke of York for a great Sunday roast. For groceries, everything is close at hand, from Tesco and Co-op to independent shops like De Beauvoir Deli.
