Located a short walk from the centre of the cathedral city of Ely in Cambridgeshire, the immediate region is well served by the trunk road network, with the A142 and A10 being easily accessible and the A14 being only a short drive to the south. Rail services are very good with a regular service to Cambridge and London in particular.

The ancient city of Ely is steeped in history drawing visitors and pilgrims from around the world. The city skyline is dominated by the magnificent Norman cathedral towering over the low-lying fenland and known as “the ship of the fens”. Ely sits on the banks of the River Great Ouse which draws additional tourism to the city. In recent times there have been significant residential developments created by the expansion of Cambridge close by.

The Opportunity

The Castle Lodge Hotel has been under the control and ownership of our clients since 2017 who have created a comfortable and charming hotel.

Enjoying a five-star food and hygiene rating, the owners are not present at the property and have a fully automated check-in with room access via coded lock which is emailed to the customer upon booking. They have an interactive website ( and bookings can be made directly online thus saving OTA costs, although Booking.com and other OTAs are used.

A breakfast is provided to guests staying at the hotel and there are staff on-site or local to the hotel that can be contacted by guests should they be required. Therefore, this opportunity offers in its current format the opportunity for a new owner to be in any part of the UK yet still offer a full-service hotel to guests.

Whilst there is no requirement for owners or managers accommodation prior to our clients ownership previous owners used one of the rooms and thus it could provide such accommodation which would take the room count to 16.

Owing to our clients involvement with other businesses in a different part of the UK they now feel that the hotel requires more full time attention which they are unable to do themselves. They currently have a light touch operation with income presently below the VAT threshold (£90,000 per annum – April 2025), but this is of their choosing, and we firmly believe that income can easily achieve well in excess of the minimum VAT threshold in the right hands with attention to marketing, direct bookings and less reliance on OTAs and contact with potential corporate clients etc.
