THE PROPERTY
A beautifully presented detached house enjoying an idyllic rural setting at the end of a lane, abutting countryside. Green Lane Cottage is believed to have originally been a pair of period cottages, which were converted some years ago into a single dwelling and has, more recently, been subject to a comprehensive but sympathetic programme of refurbishment, extended accommodation and modernisation.

Presenting colour washed, rendered elevations under pan tiled roofs, the cottage now boasts substantial living space with a pleasing mix of period detail and the latest conveniences of modern living, including a fabulous kitchen/breakfast/family room measuring 40’ in length with underfloor heating and two sets of bifold doors opening onto a wonderful terrace.

The entrance porch, fitted with cloaks cupboards, accesses the reception hall/reading room. The sitting room features an inglenook fireplace housing a wood burning stove, has twin front windows and double doors lead to the kitchen/breakfast/family room with a seating area, enjoying a large roof lantern providing plenty of light. The kitchen is comprehensively fitted with a range of base and eye level units, solid oak work surfaces and integrated appliances, such as a dishwasher and a range oven. A large island also has a range of base units and a solid oak work surface. There is a window and two sets of bifold doors to the rear. The utility is fitted with a work surface, cupboards, space for appliances and a side window. Continuing on the ground floor there is a study and a cloakroom.

On the first floor there is a master bedroom suite with a dressing area and an en-suite bathroom, four further bedrooms and a family shower room.

OUTSIDE
The gardens and grounds are of particular note, being extensive, varied and wonderfully presented. The property is approached via a five-bar gate onto a gravelled drive and parking area, capable of standing several vehicles leading to a timber double garage. The gardens have extensive areas of lawn, interspersed with an abundance of mature shrubs, trees and beds. A fabulous terrace abuts the rear of the house, making it an ideal al-fresco dining area. There is a well-stocked kitchen garden with vegetables and fruit bushes and a gate leads into an orchard, planted with numerous fruit trees, including apple, pear and plum. A post and rail enclosed paddock of approaching 0.5 of an acre abuts farmland to the western and southern boundary. An impressive party barn/gym, which has also been used as occasional annexe accommodation, is complemented by a large, decked area for outside entertaining. In all around 1.33 acres (subject to survey).

LOCATION
Green Lane Cottage occupies an idyllic setting at the end of a no through lane in the village of Finningham, which is an established mid Suffolk village with a pleasing mix of period and modern housing. In addition to the fine parish church there is a popular public house ‘The White Horse’ and a charming village antique shop, which is located at the beginning of Green Lane.

The adjoining village of Bacton offers an extended range of services including a fuel filling station and garage, village shop, public house/restaurant and primary school. More comprehensive facilities can be found in the market towns of Stowmarket and Bury St Edmunds, which offer a full range of cultural, sporting and shopping facilities and at Stowmarket there is a mainline railway station offering a fast and regular service to London’s Liverpool Street taking approximately 80 minutes.

There are excellent local schools in both the public and private sectors with high schools in Debenham, Hartismere and Stowupland and private schools at Finborough (about 20 mins), Ipswich (about 35 mins) and Bury St Edmunds (about 25 mins) are within easy reach.

DIRECTIONS
From Bury St Edmunds, take the A14 east and exit signposted Elmswell/Ixworth. Continue through Elmswell and into Wetherden. At the crossroads take the left and continue onto Haughley Green. Follow the signs for Bacton and continue through the village in the direction of Cotton. At the next junction take the left to Finningham. After a further 1.2 miles Green Lane will be seen on the left beside ‘Quest’ antique shop. Green Lane Cottage will be found at the end of the lane.
