Freehold

Description

Delightful two double bedroom detached house in a smart residential setting, with double-glazing, high ceilings, neutral decor, and a low-maintenance east-facing garden.

Your local stations are New Cross Gate and Queens Road Peckham (London Travel Zone 2). Both are a 12 minute walk and have regular rail and Windrush line services. Bus travel is really easy from here too (walk three minutes to your local stop on Old Kent Road for buses into central London).

Open into your hall, and the stairs rest to your left (with under stairs storage for coats, your vacuum cleaner etc.). Straight ahead is an independent, windowed and plumbed utility room, which doubles as your downstairs/guest w.c.

First on your right from the hall is your kitchen, of over 10 feet each way, with neat fitted wall and base units. You have windows to both external walls. Next door you open into a pleasing reception of over 11 feet by over 10 feet. This leads on (open-plan in style) to a second reception room of over 11 feet by newly 8 feet. It is a natural dining room and has glazing at both ends of the room; east-facing (hello morning sun!) double-doors open out, delivering you to the private and part-walled garden.

Your first floor hosts two double bedrooms. The first is over 10 feet each way, with a double-aspect. Next door this one is over 10 feet by over 11 feet, with a built-in wardrobe.

A large storage cupboard accessed from the landing and a neat windowed bathroom with white suite complete the floor and the tour.

This is a quiet tucked-away spot yet you are so well connected. It is an easy (and flat) stroll to either QRP or New Cross Gate stations. There are also plenty of 24h bus routes within a short walk of the house; to Elephant & Castle and into Central London, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Local parks include Telegraph Hill (Upper and Lower, with a cafe between the two and a Saturday market, or hop on a bus down to Brockley Market) plus Fordham and Deptford Parks.

There are three smaller neighbourhood parks: Eckington Gardens, Bridgehouse Meadows and Folkestone Gardens. Besson Street Community Garden and Bridgehouse community garden, as well as a local outdoor community Sauna and wellness space (under 10 minutes walk) are delightful local assets.

Nearby eateries, drinkeries and cafes of note include Corner (coffee), Sylva (Cafe/Restaurant), The Old Library (bar), Station Hill Cafe and The Earl of Derby.

Nip down to neighbouring SE15 for more - including Peckham Bazaar, Ganapati, Artusi, Levan, Peckham Levels, Hausu and Il Giardino.

Cool Deptford has a top gastronomic and bar offering as well. We rate Deli X, Watergate (small plates, cocktails, wine), Marcella, Salt (pizza, craft beer) and The Dog & Bell pub to name a few. Deptford also has a popular theatre: The Albany, and a modern leisure centre with lane pool, next door to the library.

Central New Cross has wonderful historical buildings and a brilliant contemporary art gallery (Goldsmiths Centre for Contemporary Art) as well as being home to the renowned Goldsmith's university.

Grab your fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you're in Nunhead, check out such delights as Soper's (wet fish shop), El Vermut and Mother Superior (fancy bottle shop with tables), Goodcup (coffee shop) and Bar D4100 (bar and pizza).

Nearby schools to the property include Haberdashers' Hatcham Primary and Kender Primary School.
