    Please tell us about the good and bad aspects of living in your local area:

    Great location with convenient transport and plenty of nearby shops and restaurants. However, management is disorganized, some front desk staff have a poor attitude and are unfriendly to children, emails often go unanswered, issues are delayed, and moving-out procedures are troublesome—always confirm in writing to avoid disputes.

    How has the building management responded to any problems or issues you have raised:

    Very poor communication. Emails are often ignored, even after multiple follow-ups. • No clear explanations or timely updates when issues are raised. • Problems are often dragged out without resolution, leaving tenants frustrated and unsure of next steps.

    Please share one thing (or more) which you wish you had known before you moved in:

    • The management is very disorganized and slow (sometimes completely unresponsive) when it comes to emails or important confirmations. • Be extremely careful with move-out and contract dates. Even if you follow the contract, they might claim you “extended” your stay without proof. • Refunds and deposits can be delayed because of poor communication. Always keep written records of every agreement.

    Great location with lots of shops around the area, 7 mins walk to five ways station and a 11 mins tram ride to the city centre!

    How has the building management responded to any problems or issues you have raised:

    I have yet to raise any problems thus far so there are no issues with that.

    I wished I had known more about how to handle the water bills as there was not a lot of information about it.

    Living in my local area has been a very positive experience overall. There are plenty of shops, restaurants, and bars available, so there’s always lots of choice and convenience close by. Cortland Broad St also has its own open space, which is a really nice, clean, and green area to relax and enjoy. Public transport is readily available, with both trains and buses making travel very straightforward and easy to use. Day-to-day life on my street feels calm and comfortable — bin collections are reliable, and there’s very little traffic noise or disruption. What really stands out is the welcoming community spirit, which comes through especially during resident events that bring people together.

    How has the building management responded to any problems or issues you have raised:

    Whenever I have raised a concern, the building management has been very responsive and attentive. For example, when I lost access to hot water due to a boiler issue, they promptly arranged for a contractor to resolve the problem and ensured the visit was scheduled at a time convenient for me. I really appreciate their professionalism and commitment to maintaining a well-managed and comfortable living environment

    Please share one thing (or more) which you wish you had known before you moved in:

    One thing I wish I had known before moving in is how responsive and supportive the building management is. While this might not be obvious during a typical viewing, it really makes a difference in day-to-day living. For example, when I had a boiler issue and lost access to hot water, they arranged for a contractor promptly and at a time convenient for me. My tip for new neighbours would be to feel confident reaching out to management whenever an issue arises—they are approachable and quick to resolve problems, which makes settling in much easier.

    Please tell us about the good and bad aspects of living in your local area:

    It's a great location for travel, the tram stop and bus stops are less than a minute walk and the Five Ways train station is only about 10 minutes walk away. It's designed as a car-free building, but if you do drive, there is paid on -street parking and a large multistorey car park nearby. There are plenty of bars, and restaurants on Broad Street right outside and Bridley Place is very close as well. Though the noise from Broad Street on a Friday or Saturday night can be pretty loud if your flat is facing the street (though you can't hear it at all if you're facing the other way). I love that there is a cinema right outside the building and 2 more within about 15 minutes walk. It's also super convenient that there are 3 mini supermarkets near by, and a big Morrisons 5-10 minutes walk away. The views from the building a spectacular from any direction, even if you have a low flat the communal lounges on the top floor will show you all the views you need!

    We've not been in the building too long so haven't had the chance to report any issues yet

    The water pressure is quite low, but it's great that the flats all have an air source heat pump to heat the water!

    After a while, we came to appreciate the convenience of being near major grocery stores and the bus stop.

    Very fast, You can reach support either through the app or by phone.

    The location is slightly in the direction of the wind, which makes the apartments a bit cold.
