Ideally, RSPB are looking to work with anyone who shares their vision and work with them for the benefit of a vast array of wildlife. Cattle grazing is a vital component of the vision and they are particularly interested to hear from a grazier who can provide conservation grazing primarily using native cattle breeds.

LOCATION
The property is located in and around the Campfield Marsh Nature Reserve on the Solway coast, 12.8 miles West of Carlisle and 6.8 North of Wigton where it is easily accessed from the A596. WHAT3WORDS: RSPB Campfield Marsh:/// happy.dreamer.organisms
INTRODUCTION
Campfield Marsh is managed by the Royal Society for the Protection of Birds (RSPB) who are seeking a farm tenant/s with an environmental focus to graze the land to meet their objectives. The land is offered as a whole or in several lots appealing to a range of users.
The ideal tenant/s will incorporate native breed cattle grazing into the proposed system which would fit into the objectives of the RSPB; however, all proposed tenders will be considered. There is a stocking calendar over the land from April to October.
BUILDINGS
There is a steel portal frame loose housing shed to accompany the Wet Grasslands lot or a tender for the whole which can be used to accommodate livestock, along with a concrete stackyard. This can be included within the lot if required.
THE LAND
The land extends to approximately 488.08 acres (197.53 Hectares), benefitting from grazing marsh. According to Natural England’s Agricultural Land Classification, the land is classified as Grade 3 and 5, forming part of the RSPB Campfield nature reserve and is a well-managed wetland habitat for birds. The grazing is accessible from roadside from the public highway or interconnecting field parcels. The RSPB retain the right for regular land maintenance such as topping rushes.
The boundaries are generally in good, stockproof condition and all field parcels benefit from mains water supplies. Several of the field parcels have electric predator fencing surrounding them.
HANDLING FACILITIES
There are a number of fixed cattle handling facilities located at the main RSPB Campfield site, in-between Rogersceugh and Eastern Ground, and at Biglands. The RSPB also offer a mobile cattle handling facility which use is permitted for the successful tenant.
ENVIRONMENTAL SCHEMES The RSPB have entered into a Countryside Stewardship Higher Tier Agreement with a primary focus on breeding waders, fen habitat and peat bog maintenance. The agreement runs until 31st of December 2033. The agreement is managed by the RSPB and the successful tenant/s are expected to comply with the management objectives of the agreement. All environmental schemes are to be retained by the RSPB.
GRAZING Grazing must comply with the management objectives of the Higher Tier scheme and the below stocking calendar. Grazing is strictly cattle only (preferably native cattle breeds). The stocking calendar can be found below. Hay cutting is permitted on some parcels with agreement should the tenant wish to do so. Fertilisers, slurry, and lime are not permitted over the land; however, farmyard manure is allowed to be spread with agreement of the landowner and within the constraints of the CS agreement.
NITRATE VULNERABLE ZONE
The land is not situated within a Nitrate Vulnerable Zone.
DESIGNATIONS
Much of the land falls within the Bowness Common NNR & SSSI and the Upper Solway Flats & Marshes SSSI. The land is located in a TB4 zone insofar as we are aware.
TENURE
The land is available on a Farm Business Tenancy from the 1st of April 2026 for a term of 2 years. A tender form is attached to these particulars. Tenders are sought for an annual rent for a term of 2 years. Rent will be paid half yearly in arrears. Use will be restricted to cattle grazing only. There will be a prohibition on sub-letting the whole or part. Repairing obligations are set out in the draft FBT available on request from the letting agents Applications should be received no later than 12 noon on 31st October 2025. The successful applicants will be invited forward to an informal meeting with the RSPB to discuss the proposed use of the land. For the right tenants following a successful 2 year tenancy, a 5 year Farm Business Tenancy may be offered subject to the approval of the RSPB.
ACCESS
Permanent access over all of the lots is retained by the RSPB. The land at Rogersceugh features a public footpath leading to Bowness Common. There are public footpaths through and past the access tracks to the majority of the land, however this does not impose on the grazing land itself.
