Seller insights

We've loved living here for the past 16 years. When we first bought the house from the original owners, it already had plenty of character, but over time we've added our own touches. We built the orangery and created the snooker room bar. It's such a great house for entertaining we've hosted countless parties here.

The interior space is terrific. The reception hall and dining area have a real wow factor, with the galleried landing and high roof drawing your eye upwards. It's a fantastic setting for parties, and the way the downstairs flows seamlessly into the garden makes everything feel open and welcoming.

The house is always wonderfully warm. With both a traditional oil-fired system and a ground source heat pump, we've found the heating to be efficient, reliable, and economical all year round. The property incorporates lots of other smart eco-features such as the solar panels, EV charging and timers to control the outdoor lighting and spa.

Another bonus is the oak barn. It's huge nearly 12 metres by 8 metres deep. We use it to store our motor home, but it could easily fit three cars. There's also a large workbench, which is ideal if you're a car or DIY fan. Because the barn is fully insulated, it could be converted for equestrian use, subject to planning.

The garden is a real delight. It's a haven for wildlife we often spot pheasants, hares and rabbits in the garden and hear owls at night. We've enjoyed growing vegetables in the allotment. There are also numerous fruit trees dotted around the garden. Each year we're blessed with a huge harvest of apples, pears, plums, greengages, damsons and cherries so much that we're constantly gifting fruit to friends and family!

There are plenty of lovely places to sit and enjoy the beautiful countryside views, whether you're sipping a glass of wine on a summer's evening or tucked away in one of the sheltered spots in the cooler months. The covered outdoor kitchen, complete with BBQ, pizza oven and smoker, is so useful when we're entertaining. In fact, we've even cooked pizzas outside at Christmas while enjoying a mug or two of mulled wine.

You'll find some nice scenic walks via a bridleway close to the house to places like Barnby in the Willows and Fenton. The setting feels peaceful and rural, yet it's very well connected. Newark is just 13 minutes by car, with direct trains to London, making the commute very manageable.

Newark is a lovely market town steeped in history due to the castle and the links with Charles I and the Civil War. The town has a good range of shops, including supermarkets and high-street stores. There are also restaurants catering to every taste and cuisine. Further afield, Grantham, Sleaford and the beautiful city of Lincoln are also within easy reach.

We will be leaving Hawthorne Grange with very heavy hearts. We're moving to be closer to family, but we will take with us fantastic memories of very happy times here.
