Description

This peaceful two-bedroom apartment lies on Buckingham Road in the centre of Brighton - close to, but slightly set back from, its lively brilliance. It has been carefully reappointed under current ownership; a new kitchen, Crittall-style doors and a reconsidered rear garden have gently updated its Victorian foundations.

The Tour

The apartment lies on the lower ground floor of a stucco-cream Victorian house. Steps descend to its private entrance, which in turn opens to a hallway that travels across the entire plan.

On the right is a large living room, with a tall bay window and a trio of sash windows. There is a cast-iron fireplace on one side with a beautiful marble surround. Simple but elegant cornicing traces around the room’s ceiling.

The kitchen lies beyond a Crittall-style sliding door and takes a galley formation. This is a thoughtfully reshaped space, with banks of modern cabinets, quartz countertops and integrated appliances on either side. An opalescent zellige-tiled backsplash is an understated but beautiful visual detail. From here, another Crittall door connects the kitchen to the rear garden.

The two bedrooms lie at the end of the hallway, both with white-washed walls and a grey cast-iron radiator in the principal bedroom. The principal is grounded with engineered oak, while the second bedroom has natural sisal underfoot. Both rooms are served by a bathroom with sand-coloured tiling.

Outdoor Space

The garden that extends beyond the rear of the house is unexpectedly generous; its L-shape hugs around the rear of the house, providing a space for a large table and chairs. Elegant porcelain paves underfoot.

The Area

The home is perfectly positioned for exploring the delights of the North Laine, a vibrant bohemian quarter that forms an important part of the city’s history and identity. Brimming with character, the North Laine and neighbouring Lanes are two of Brighton’s most sought-after shopping destinations, renowned for their independent boutiques, retro finds, and antique emporiums. Highlights include Utility, known for its curated homeware, and the much-loved Snooper’s Paradise, a labyrinth of vintage treasures.

There is a plethora of drinking and eating establishments in the area, most of which are focused around the nearby Seven Dials neighbourhood, a mere 5 minute walk away. Seven Dials is home to zero waste grocery Kindly of Brighton, as well as Seven Cellars with a curated selection of natural wines and craft beer, and a collection of cafes and restaurants.

Other locally respected destinations include The Pond pub, renowned for its cosy atmosphere and delectable bao buns. Bincho Yakitori, a hotspot for Japanese tapas, is a short walk away on Preston Street, along with the Mexican restaurant, Halisco.

A short drive out of the centre of town leads to the South Downs with its abundance of walks across the undulating landscape: a favoured spot is Devil’s Dyke, the elevated position from which provides exceptional views over the English countryside. The historic market town of Lewes lies just beyond, offering further charm and period architecture.

The area is well-renowned for its schools. Brighton College, with its prep and award-winning senior school, is within walking distance. St Margaret’s CofE, Our Lady of Lourdes RC, and Cardinal Newman RC are all close.

Brighton station is close to the house and runs regular services to and from London Victoria, London Bridge and Blackfriars, with a journey time of just over an hour. Gatwick Airport is a 30-minute journey.

The city is also excellently situated for road transport: the M23 leads directly to the M25, while the A27 connects to most of the south-eastern coastline, from Hastings to Portsmouth.

Industry affiliations:

The Modern House is an estate agency that helps people live in more thoughtful and beautiful ways. We have been successfully selling Britain's finest modern architecture since 2005, representing design-led homes throughout the UK from our offices in central London.

The Modern House meets the growing demand for exceptional living spaces of all kinds, including flats, lofts, conversions, architects' own homes, new builds and period houses. Our name is inspired by FRS Yorke's celebrated book 'The Modern House' (1934), which introduced modernist architecture to a British audience.

We are excited by homes that pay attention to the timeless principles of modernism: space, light, materials, nature and decoration. Combined, we believe design can be a powerful force for good.
