Description
Description
Pogbie Farm was acquired by the current owners in 1987 and sits within a ring fence in a private yet commanding position overlooking East Lothian. It is a highly regarded mixed arable and livestock holding, peacefully situated at the end of a minor public road. The farm includes a spacious farmhouse, set a short distance from the steading with its own gated access, and a detached cottage ideally positioned for a stockman,
overlooking the yard. Over the past 20 years, the owners have made substantial investments in the holding, particularly in farm infrastructure, including buildings, drainage and fencing. Pogbie currently carries approximately 130 continental cross Aberdeen Angus suckler cows plus followers, with all calving taking place indoors between April and May. Progeny are either finished on the farm or sold as stores, with heifers retained as replacements when required. The farm benefits from extensive cattle accommodation and ancillary buildings, with housing capacity for over 600 head of cattle. All winter fodder is produced on the farm. In addition, the farm supports a flock of approximately 500 Mule breeding ewes. Lambing is indoors between February and March, typically achieving a percentage of 180–190%. The land is well-suited to a beef and sheep enterprise, with a rotation of grass and arable cropping. Typically, around 120 acres are cropped and 200 acres are cut for silage each year. Regular applications of fertiliser, slurry and lime are applied to maintain fertility and soil health. A comprehensive reseeding programme has been implemented in recent years.
Pogbie Farmhouse is approached via a private tarmac drive leading to a generous parking area, enclosed between the house and the rear elevations of the farm steading. Originally a pair of period cottages, the property has been significantly extended and reconfigured in the last couple of decades. It is primarily of timber frame and block construction, finished in harl under a pitched tiled roof. The layout reflects the practical needs of a working farm while offering the space and comfort of a substantial family home. Extending to approximately 4,708 sq.ft, the accommodation is arranged over two floors with both front and rear staircases providing a natural flow throughout. The family and main sitting rooms are linked by double doors, creating an ideal space for entertaining. A smaller sitting room off the kitchen provides a cosy everyday living area, while the rear sunroom offers a bright dining space. The kitchen is fitted with contemporary units and a breakfast bar, complemented by a red oil-fired Rayburn - a nod to the home’s heritage. Upstairs, the generous accommodation includes two bedrooms with en suite shower rooms, four bedrooms sharing two Jack-and-Jill shower rooms and a separate seventh bedroom. The landscaped gardens feature well-maintained lawns, decorative gravel beds and a terrace accessed directly from the kitchen, all enclosed within a perimeter wall. A timber summer house is tucked away to the rear of the property, offering a quiet outdoor retreat.
Pogbie Farm Cottage is a detached, stonebuilt property under a pitched tiled roof. It was extended and refurbished in 2011 and now offers comfortable, well-maintained accommodation over two floors. The ground floor comprises a kitchen, two reception rooms, two bedrooms and a bathroom, while the first floor includes two bedrooms with coombed ceilings. The cottage can be accessed either through the farm steading or via the main drive to the farmhouse, making it ideally positioned for a stockman or as secondary family accommodation.
Farm Buildings
Pogbie is equipped with an extensive range of large, modern farm buildings capable of housing over 600 cows and young stock. There is ample yard space surrounding the buildings, much of which is concreted and gated, allowing for easy movement of stock. The steading benefits from good vehicular access, including turning and loading for articulated HGVs. It is conveniently located for access to the surrounding fields and is serviced by a mains water supply and mains electricity. There is a 10,000 litre bunded diesel tank (red) and a 1,500 litre bunded DERV tank. The underground slurry storage is reported to exceed the 22 week minimum requirement based on the current farming system.
The buildings are laid out as per the accompanying site plan, with approximate dimensions and construction details as follows:
1. Pogbie Farmhouse.
2. Pogbie Farm Cottage.
