Description

The Grange is a wonderful double fronted house dating from 1750 with Victorian additions. It is slightly elevated and has stunning views looking over its private formal gardens and park-like setting, to a valley of pasture and beyond to countryside. There are many features appropriate to the period including ornate and simple ceiling cornices, period fireplaces, sash windows and window shutters, detailed door architraves and dado rails. The present owner purchased the property in 2018 and undertook a major renovation inside and out which has been done to a meticulously high standard. Part of the interior layout was also redesigned. A purpose built kitchen with electric Aga was installed by John Lewis of Hungerford, all bathroom and shower rooms replaced by Ripples, all floors lifted, levelled or replaced where necessary with oak and parquet floors, walls were lime rendered, wiring upgraded and a new central heating system installed replacing all the radiators to cast iron. All of the sash windows were repaired and draft proofing added.

The quad garage was also refurbished with new ceiling, floors and spotlights, while being converted to a workshop and garage. A full computer Cat6e network with comms room was installed throughout the property which supports keyless entry access control system as well as a full cctv system and wifi across the main house and throughout the garden. Additionally, the main gates have ANPR. Full Gigabit fibre optic is provided by Truespeed to the comms room. Two electric car chargers are available, one in the garage and one on the east wing of the main house. In 2025, the leadwork on the roof was replaced, the property re-rendered and the full boundary fencing and walls repaired/replaced. All the windows were sanded and repainted during the re-render. The driveway was completely replaced to the current gravel, previously tarmac.

The rear hall off the reception hall gives access to the sitting room, bedroom suite, and an excellent cellar with good ceiling height, flagstone floor and vaulted wine cellar with bins. A second rear hall from the ante room leads to the garden room, domestic offices, and the attached double garage. The beautifully appointed large principal bedroom suite is located in the west wing and has a superb outlook over its grounds. There are five further bedrooms and a bath/shower room.

GARDENS & GROUNDS
The Grange is approached through electrically operated tall wrought irons gates on stone pillars and open to a sweeping tree lined drive leading to the front of the house and attached double garage with electric doors. The top gardens are level and the lawn runs down to a ha-ha which separates the top formal gardens from the lower park-like grounds with mown pathways in a meadow and a copse. There are magnificent specimen trees including Tree of India, Beech, Oaks, Maples, and Cedars including many ornamental shrubs. To the west of the garaging, is a kitchen garden with pathways, pond, pergolas, ornamental shrubs and flowering plants, positioned beside a rendered and glazed greenhouse with three grapevines. Fruit trees include pear, espalier apple and there is an asparagus bed. A pathway leads down to the timber building, currently one room, but designed as two stables and tack room. To the east of the grounds, is a timber summer house/office, with electricity connected, overlooking the meadow. A hard tennis court, lies to the south of the entrance drive. The pasture lies to the south of the gardens and are overlooked by the house and stables.


The hamlet of Belluton is one mile from Pensford and two miles from Chew Magna. Pensford has a post office/stores and Chew Magna has a good range of facilities and include supermarket, butcher, travel agents, chemist, medical practice, four public houses, church and village hall. Primary schooling in Chew Magna and Pensford. Excellent private schools at Wells Cathedral, Millfield at Street, Sidcot Quaker School at Sidcot, and a choice in Bristol and Bath. The well respected Chew Valley Secondary school at Chew Stoke is about three miles. Sailing and fishing on Chew Valley Lake. Sailing on Cheddar Reservoir. Fishing on Blagdon Lake. Walking and riding over the Mendip Hills. Golf at Clifton & Bristol Golf Club at Failand, at Burnham on Sea and at Mendip Spring Club at Churchill. There are rail stations at Bristol and Bath to London Paddington.

From the Bristol direction on the A37, and just before descending the hill to Pensford, turn right at a T junction onto the B3130 towards Chew Magna and Stanton Drew. The entrance drive to The Grange is seen just along on the left hand side.
