Description
What makes a three bedroom home in Sale special? Well, you can start with having three bedrooms that actually fit furniture and a double bed. You could look at the large living room with separate dining room. You might think the family bathroom and downstairs WC. You can even think about the off road parking and garage. You might be thinking about school catchments. M33 doesn't have many of these homes and they can be hard to find. However, if you need all those things and more, you've just stumbled across the one!
Let's start with the location though, you are in one of the most enviable catchment areas in Sale when it comes to schools. There are plenty of Primary schools to choose from like The Firs Primary School but you are also in catchment for Ashton On Mersey Secondary school as well as being commutable from the Grammar Schools too. You're also perfectly positioned for Ashton Upon Mersey village for all the shops, cafes and restaurants (not to mention the pubs as well!) If you get chance after your viewing it's highly recommended to pop into the village and have a look at all it has to offer. The transport links are great as well; you can easily jump on the motorway at Carrington Spur to make your way to the Airport, Media City, Universities and more, the bus routes provide regular buses to the schools, Manchester City Centre, the Metrolink stop and Sale itself. You've also got an array of parks on your doorsteps to explore like Dainewell Park, Woodheys Park and Goodwood Playing Fields.
Back to the house though, you are situated at the bottom of a quiet cul-de-sac which is great for chucking the kids out to play out the front while you make tea! The home is accessed via the large driveway for multiple vehicles and you enter into the big hallway. This hallway provides access to the downstairs rooms including the downstairs WC and garage while having a handy hideaway under the stairs (for the dog or for storage!) as well as having the useful shoe storage built in.
The living room is at the back of the house and bathed in natural light from the oversized window but is large enough for most families, it is also open to the dining room which currently has a six seater dining table in it. Off the dining room you can access the conservatory to the rear or the modern kitchen to the front. This layout downstairs lends itself well to reconfiguration though with some properties converting the garage into further living space or bedroom space. Alternatively, you could look at extending across the back and creating that open plan living kitchen space as well.
Up the stairs though the real magic happens - it's not often you actually get three DOUBLE bedrooms in Sale. This one delivers but you also end up with space for further furniture as well. You'll see from the photos of bedroom one there is space for wardrobes and dressing table, while bedroom three has space for a desk and the built in storage cupboard. While there are no photos of bedroom two you can see from the floor plan how big that room is with built in wardrobes currently! The bathroom has also been fully modernised with the ultra modern white subway tiles with black grout and black bathroom fittings.
Finally in the rear garden you have a mix of decking, lawns and borders - the ideal spot to sun chase, dine al fresco or simply let the kids play in!
If this sounds like the one for you make sure you act quickly and pick up the phone quoting GY0737 - Gareth Yates.

Vendor's favourite features: "We've lived here for 6 years and I can honestly say it is the safest I've ever felt in a house or local community. Although we've redecorated whilst we lived here, there's so much more that can be achieved. We were looking at converting the garage or converting the loft which is already half boarded out.
The neighbourhood is quiet and neighbours helpful and supportive. The cul-de-sac was ideal when my daughter was younger, all the kids used to play out, safely but with some freedom. As a street we converted a piece of waste ground to a grassy area with a bench and we often sit out there having lunch or a drink.
Everyone helps one another and it has genuinely been the best place to live. We are only moving because we need to relocate, otherwise we would be staying put.
All local schools are great and it's only a short walk to Ashton on Mersey village and really close to Sale town centre which now has a multitude of different cafes, restaurants and shops.
If you like the outdoors, then you are on the doorstep of Carrington Moss and all the trails and paths that can take you to numerous places. Its a beautiful place to live close to and we will really miss it."
