Description
A very rare opportunity to purchase a newly built home through the ‘First Homes Scheme’ – available exclusively to first-time buyers who meet the criteria. We will run through the criteria with you to ensure you are able to pursue an interest in the property.
This beautiful property has been built by the highly regarded Norfolk developer, Clayland Land & Country Homes, to their exacting standards. It offers two bedrooms, a bathroom, a sitting room, and a kitchen/dining room overlooking the rear garden. Outside, there is driveway parking for two vehicles and a generously proportioned rear garden – a rarity in a new build home of this nature.
The specification is all-inclusive and the property benefits from a 10-year new home warranty. Viewings are strictly by appointment only – please do not visit the development unannounced, as it remains an active building site.
FIRST HOME SCHEME
Azalea House at Shrubland Drive is part of the First Homes Scheme, backed by HM Government, and therefore attracts a 30% discount compared to a property on the open market. Some of the key criteria to be eligible to purchase are:
You must:
Be 18 or older.
Be a first-time buyer.
Be able to get a mortgage for at least half the price of the home.
Not earn more than £80,000 a year before tax - this is your income from the previous tax year.
If you’re buying with others:
You must all be first-time buyers.
You must apply together, even if you’re not all getting a mortgage.
Your joint income cannot be more than £80,000 a year before tax - your joint income is the total of what you all earned in the previous tax year
Eligibility:
At least one of the buyers must meet at least one of the following:
A) Be locally connected (the ‘local eligibility criteria’), or
(B) Be a key worker, or
(C) Be an Armed Services member.
Additional points:
There is NO rent to pay (unlike shared ownership properties).
If the owner decides to sell the property it is still part of the scheme and the 30% discount is essentially “passed on”.
On reserving the property a reservation fee is paid to the developer.
The buyer will then complete an application for the scheme and if this is unsuccessful the reservation fee is returned in full.
If you have either a help-to-buy ISA or lifetime ISA you may be able to use these, but the mortgage must be at least half the price of the property.
The Shrubland Drive estate charge still applies.

CLAYLAND LAND & COUNTRY HOMES
Founded in 1998, Clayland Homes have built a reputation for quality and craftsmanship. Traditional design meets modern innovation to create bespoke built executive houses.
What sets a Clayland home apart is the way it feels to live in. Generously proportioned and thoughtfully planned, these are homes that offer both comfort and longevity. Underfloor heating and air source heat pumps come as standard, enhancing everyday living while reducing environmental impact.
Each development is approached with fresh eyes, ensuring a strong sense of place and individuality. High-quality materials, carefully selected finishes, and a commitment to build integrity result in homes that are as practical as they are beautiful.
At the heart of it all is a close-knit, family-run team. Clayland is led by Chris and Mel Tilley, with their sons Aaron and Ollie continuing the legacy. Many of the wider team have been with the company for years, sharing the same pride and hands-on ethos that define everything they do.
BEETLEY
Leafy lanes, friendly faces and all the makings of modern village living – just minutes from market town bustle.
Nestled in the Brecklands at the heart of Norfolk, Beetley is a village where the pace feels gentler and the sense of belonging comes naturally.
Here, neighbours know each other by name, and days are measured by woodland walks, coffee mornings at the Methodist church, and after-school adventures in the village play park.
Within just a ten minute stroll you will find The White Swan, a thriving community owned pub on the green, serving a selection of great local food and drinks.
Local produce and everyday essentials are just a short drive away in Dereham, where Georgian charm meets modern convenience, including free parking and two weekly markets.
The coast is a little over 30 minutes away for beach picnics, crabbing or simply watching the sky turn pink over the sea. Beetley isn’t just somewhere to live – it’s somewhere to truly belong.
