Description

The Shoreham site is located within the historic Beeding Chalk Pit, which has been in use since the early 19th century. Cement production began in circa 1883 under the Beeding Portland Cement Company, taking advantage of the nearby River Adur for transporting raw materials by barge. By 1902, the facility had expanded significantly, with the addition of large kilns, wash mills, and an internal railway network. Following a temporary closure during the Second World War, the site was rebuilt between 1946 and 1952 and rebranded as the Shoreham Cement Works, featuring modernised infrastructure and employing hundreds locally.
At its peak, the works produced 550 tonnes of cement per day. Operations ceased around 1991 due to outdated technology and environmental concerns, particularly dust emissions. The site has been used for commercial and industrial storage, including vehicle repair workshops, aggregate storage and recycling.

The site comprises four main distinct areas being:

The Western Site - Comprises four distinct blocks of industrial type buildings overlooking the River Adur. This area is approximately 10 acres of hardstanding and a further 2 acres of woodland.

The Cement Works -The site comprises the main cement works along with several ancillary structures, all of which are currently redundant. In addition, the site includes associated cement silos, recycling facilities, and conveyor systems.

Cliff House - Detached House, currently arranged two flats.

The Quarry Area This area is an extensive dormant quarried area, which rises in levels.

The A283 runs alongside the Property, which in turn connects with the A27 main coastal trunk road. The A23 and A24 both provide good road connections to the north via the A27 and connect with the national motorway network. Gatwick Airport is located approximately 27.5 miles to the north of the property. Heathrow Airport meanwhile is located approximately 66 miles to the north.

Direct rail services to London Victoria (circa 1 hour 20 minutes) are available from Lancing railway station (circa 4.5 miles south west). This service provides routes to Gatwick Airport (circa 50 minutes), Brighton (circa 20 minutes) and East Croydon (circa 1 hour.)
