Please tell us about the good and bad aspects of living in your local area:

The local area is very convenient, with a good range of supermarkets, restaurants, and cafés within walking distance. Public transport links are reliable and make it easy to reach the city centre. The nearby parks provide a nice open space for walks and relaxation. Sometimes the main road can be a little noisy during rush hour, but overall it is a safe and pleasant place to live.

How has the building management responded to any problems or issues you have raised:

The building management team has always been responsive and helpful. Whenever I reported an issue, they arranged maintenance quickly and kept me updated throughout the process. For example, when I had an electrical problem, the repairman Junior came promptly and fixed it very professionally. Overall, I feel supported and reassured by their service.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that the soundproofing between some rooms could be better, as you can occasionally hear noise from the corridor or neighboring flats. It is not a big issue, but it would have been good to be aware in advance. Apart from that, the living experience has been very positive.

Please tell us about the good and bad aspects of living in your local area:

Local area is great, lots of new shops and businesses. The area is becoming much more popular and has a great vibe amongst the local community.

How has the building management responded to any problems or issues you have raised:

They’re all great, any concerns we have they resolve. They’re clearly very busy, but always very attentive and helpful

Please share one thing (or more) which you wish you had known before you moved in:

Rear entrance to Lewisham station being opened up, this would be a huge benefit

    Manager's response

Dear K T, Thank you for your kind feedback. We’re delighted to hear that you enjoy living at Bale and Anchor and that you appreciate the efforts of Junior and the entire team. It’s wonderful to know that our focus on resolving issues and fostering a community has made a positive impact. We’re also glad you enjoy the local area and the evolving shops and businesses, and we appreciate your suggestion regarding the rear entrance to Lewisham Station. Feedback like yours helps us continue to improve both the building and the resident experience. Thank you again for your recommendation and for being part of the Bale and Anchor community. Best regards, B&A Team

Please tell us about the good and bad aspects of living in your local area:

huge space and modern design happy to move in and all the staff are kind and helpful so highly recommended

How has the building management responded to any problems or issues you have raised:

great and we just move in so we will expect to be all good

Please share one thing (or more) which you wish you had known before you moved in:

all good right now hope we can have a good experience till end

    Manager's response

Hi Betty, Thank you so much for sharing your feedback and for your kind words about the team and the community. We’re delighted to hear that you’re enjoying the spacious, modern design and have felt welcomed since moving in. We’re sorry to hear about the kitchen tap, if you use our resident portal to raise a ticket for this, Junior will be happy to get this resolved for you. We understand the outage with the WI-FI can be frustrating, unfortunately it was due to a power outage and wasn't something we had foreseen happening, glad the team were able to restore coverage very quickly though. We’ll also make sure to improve communication around any future service interruptions so you can plan ahead. It’s wonderful to know you’re settling in well, and we’ll do everything we can to make sure your time here continues to be positive. Please don’t hesitate to reach out to the management team if anything else comes up, we’re always happy to help. Kind regards

    Sept 2025

Please tell us about the good and bad aspects of living in your local area:

No more than a 3min walk from the overground, DLR and bus stops. Less than 10mins into Lewisham high street with various budget and higher end stores and supermarkets. Most of the major supermarkets are close including big Tesco, Sainsbury’s, Lidl, Iceland and M&S. very easy to get around south London, east London and get into central. North London is harder to go to but not impossible

How has the building management responded to any problems or issues you have raised:

They don’t respond at all. I genuinely couldn’t tell you if anyone here clocks in to work, I’m so serious. No one responds to calls or texts.

Please share one thing (or more) which you wish you had known before you moved in:

If I’d known the bills were set up with homebox and I’d have to collect all my guests from reception, I’d have stayed elsewhere. I don’t care how pretty apartments are, I should’ve be a prisoner in my home. Most apartments have intercoms for guests. It’s unacceptable and inconvenient, especially in the evening,

    Manager's response

Thank you for sharing your detailed feedback. We’re glad to hear that you enjoyed the design and aesthetic of the apartments, and we’ll be sure to pass your compliments on to Junior and the cleaning team, they’ll be delighted to hear it. We sincerely regret that aspects of your experience with building management and guest access did not meet your expectations. Your concerns regarding the intercom system and the process for guest entry are valid, and we recognize how inconvenient this has been for you. We’re actively reviewing these processes to see how we can make guest access smoother while maintaining building security. Regarding utility management, we acknowledge your frustration with Homebox and the issues you’ve raised about billing and service. Your feedback will be used to guide future decisions around utility providers to ensure a better experience for residents. We also hear your concerns about communication and responsiveness. While this is clearly not the experience we aim to provide, we are taking your comments seriously to improve how we handle resident inquiries going forward. We appreciate your constructive feedback and regret that we didn’t meet your expectations in several areas. Your points will help us improve the experience for current and future residents. Kind regards, B&A Management

Please tell us about the good and bad aspects of living in your local area:

Quiet area despite being incredibly central within Lewisham, which is a huge plus. The locale in regards to tesco, the station, and the shopping centre all make a huge difference when looking at amenities.

How has the building management responded to any problems or issues you have raised:

Some of them, yes. We are still waiting on some longer term issues — fixing the window for example. I would be unhappy if it got to winter and this wasn’t resolved since it will effect our insulation.

Please share one thing (or more) which you wish you had known before you moved in:

Bale House seems to be the one to go for. Anchor residents seem to have it much harder with various levels of disruption. It’s by chance that we seemed to end up in the right building

    Manager's response

Thank you, Bill, for taking the time to share your experience! We’re thrilled to hear that you’re enjoying the design, amenities, and views at Bale House, as well as the convenient yet peaceful location. We appreciate your feedback regarding ongoing maintenance issues, such as the window. Rest assured, we are actively working to resolve these long-term matters to ensure your comfort, especially as the colder months approach. It’s fantastic to hear that overall your experience has been positive and that you’d recommend us. Your kind words about the building and its surroundings mean a lot to our team, and we’ll continue striving to provide an excellent living experience for all our residents. Kind regards, B&A Management
