Southcroft occupies the majority of one of Crieff’s large stone Victorian villas (believed to date from about 1890). The house has grand proportions but is also homely and welcoming. The entrance vestibule is a highlight with its Victorian floor tiles, stained glass and floor to ceiling panelling. It opens to an equally fabulous reception hall. With the original timber floor and skirtings as well as a fireplace with multi-fuel stove, this space has worked well as a family dining room, but it would also be ideal for entertaining.

There are three further reception rooms (all south facing) on the ground floor which include a drawing room with impressive bay window and open fireplace, a smaller sitting room which also has large windows and a fireplace with multi-fuel stove, and then a smaller room most recently used as a study that is accessed from the drawing room. All the rooms on the ground floor have working window shutters (as does the kitchen and WC) and in the past the sitting room has been used as a bedroom. The kitchen has a four door AGA and space for a small dining table. Other useful rooms on the ground floor include a recently refurbished laundry room with shower, a WC (with original timber panelling) and also a cold store (accessed from the garden).

The original timber staircase is lit by a large window that frames a view over the roof tops towards the Knock of Crieff. The main bedroom has a terrific southerly view from its bay window. It also has a fireplace and wardrobe. The second bedroom is also a large south facing room whilst the remaining three bedrooms are smaller. There is one bathroom on the first floor in addition to the shower room on the ground floor; and subject to obtaining the relevant consents, there would be potential to convert one of the the smaller bedrooms in to an additional bathroom.

Outside
The garden at Southcroft wraps around three sides of the property and is neat and low maintenance. There is lots of space to park and plenty of potential to create more herbaceous beds and borders if desired. Mature, native trees include; linden, yew, oak, holly and beech. A path at the back of the garden leads directly to Crieff Golf Club.

Location

Southcroft is situated in a peaceful, leafy residential area of Crieff. The house is very private, being set back from Connaught Terrace up a private, hedge-lined driveway but it is only half a mile from the centre of the town and even closer to the Crieff Hydro and all its facilities. Crieff has become well known for its independent shops, specialist food retailers, cafés and restaurants which include the Michelin-starred Glenturret Lalique restaurant. Amongst excellent amenities the town has a health centre and a cottage hospital as well as supermarkets and professional services. The house backs onto Crieff’s golf course and there are other courses at Muthill, Comrie and St Fillans. The Crieff Hydro has a leisure centre, restaurants and various family-friendly activities. Gleneagles Hotel is about 10 miles away. The hills of the Sma’ Glen and Ben Vorlich make a picturesque backdrop to the town and there is any amount of hill walking, climbing, fishing and water sports to be enjoyed in the surrounding countryside. Lady Mary’s Walk, Currochs Circuit Walk, McCrosty Park and paths around the Knock and Crieff Golf Course are all accessible directly from Southcroft. In addition to primary and secondary schooling at Crieff’s community campus, there are two independent schools in the town: Morrisons Academy and Ardvreck Prep School, with further independent schooling at Glenalmond College (about 11 miles), Craigclowan and Strathallan (both within 22 miles).

Perth (18 miles), Dundee (41 miles), Glasgow (47 miles) and Edinburgh (60 miles) are all within commuting distance.

Directions

From Perth follow the A85 until passing the golf course as you arrive in Crieff. Pass the entrance to the golf club and then turn right into Connaught Terrace. The driveway to Southcroft is the first turning on the right.
