THE PROPERTY
A delightful semi-detached cottage occupying a wonderful peaceful rural position on the outskirts of this private village, enjoying a superb outlook over abutting meadowland and woodland. Presenting gault brick elevations under a predominantly slate roof, this unlisted cottage offers well-proportioned accommodation of approximately 900 sq ft arranged over two floors and affording the opportunity to update and modernise. The porch gives access to the sitting room, which features a fireplace housing a wood burning stove, has a front aspect and leads into the dual aspect kitchen/dining room, which is fitted with base & eye level units, work surfaces, space for appliances under, stairs to the first floor and a door leads to the utility, which houses the oil fired boiler, pluming for a washing machine, window to side aspect and a door to the garden. Continuing on the ground floor there is a cloakroom. On the first floor the landing leads to three bedrooms, all with picturesque views over surrounding meadowland and countryside.

OUTSIDE
The large gardens to the front and side are predominantly laid to lawn with mature trees, enclosed by a brick & flint wall and fencing. Beyond the rear boundary is an allocated parking area. The gardens enjoy beautiful views over abutting countryside.

LOCATION
2 Hall Farm Cottages enjoys a superb setting on the outskirts of this charming and tranquil small private village, set deep in the countryside, accessed over a private drive 0.75 of a mile from a public road, yet only 20 miles from Bury St Edmunds and 7 miles from Thetford. West Wretham Village, not to be confused with Wretham or East Wretham, has been owned by the same family for a number of years, along with the adjoining farmland, comprises a pleasing mix of 19 houses and former horse stud and yard, all set in and around paddocks and farmland. The village is set deep in the heart of The Brecks along with its neighbouring village of East Wretham, which is on the national cycle route 13, part of the national cycle network.

East Wretham Nature Reserve lies a few minutes away and there are endless footpaths and walks to enjoy and Thetford Forest Park is only about 10 minutes by car. The nearby town of Thetford provides a good range of everyday shopping facilities, schooling in the public and private sectors and a good range of leisure facilities including health clubs, swimming pools and golf clubs. For the commuter there is easy access onto the A11 and there is a railway station providing services to Cambridge (connecting to London Liverpool Street and Kings Cross) and Norwich. The cathedral town of Bury St Edmunds lies just 20 miles to the south and offers an excellent range of amenities with schooling in the public and private sectors, extensive shopping facilities and a good range of leisure facilities.

DIRECTIONS
On the A11 heading north at Thetford, take the exit to Croxton. Continue through Croxton Village and upon leaving the village, take the right turn, signposted ‘Wretham/Watton’. Proceed for a further 3 miles and take the left turn into a drive with green signs for ‘WRETHAM HALL ESTATE – PRIVATE - THORPE FARM’. Continue along this drive for 0.5 of a mile, taking the left fork bringing you into the village. Continue past the former horse yard on the right, past a reserved Green area and row of cottages and after another 150 yds the cottage will be found on the right.
