Description

A CHARMING RENOVATED STONE COTTAGE ON THE EDGE OF THIS DESIRABLE VILLAGE WITH WALLED GARDEN AND TRADITIONAL STABLING/HAYLOFT RIPE FOR CONVERSION.

Dating back to the 18th century this Grade II listed stone cottage has been sympathetically restored and extended over the years to create a stunning period property full of character and enjoying a timeless charm. Complementing the flexible residential accommodation is a delightful but small south facing walled garden along with detached traditional outbuilding, formally stables with hayloft above and wash room to the side with potential for conversion to provide annexed living accommodation subject to obtaining planning and listed building consent. The cottage also benefits from private drive with access to garage with accommodation on the first floor. A viewing will be essential to fully appreciate not only the character and setting of the property but the opportunities it offers.

A panelled front door opens into reception hall with coat rail to one wall and beyond is the inner hall with fully tiled cloak/shower room at the far end along with providing access to the garden room overlooking and enjoying direct access into the rear garden.

Both the sitting room and dining room lying on either side of the inner hall benefit from double aspects with fireplaces with the dining room benefitting from cupboards and display areas either side of the fireplace housing a gas fired wood burner.

The kitchen/breakfast room lies at the far end of the cottage featuring a bespoke fitted kitchen with white Corian work surfaces and tiled floor. Integrated appliances are all by Neff and include combination oven/microwave, oven with warming drawer below and induction hob with extractor fan. To the side of the ovens is a full height fridge/freezer and dishwasher.

The kitchen opens into the utility room with Butlers sink and plumbing for washing machine and a stable door opens to reveal the south facing courtyard garden.

FIRST FLOOR

The principal bedroom is a very good size with separate dressing room with recessed cupboards including an airing cupboard housing the Tribune pressurised hot water cylinder and adjoining is a cupboard housing the gas fired combination boiler. Beyond the dressing room is an en suite bathroom with wall mounted Triton shower above the bath. A retractable aluminium loft ladder allows access to the study/home office lying above the bath and dressing room. There are two further bedrooms on this floor, a double and single along with part tiled family bathroom with wall mounted shower.

SECOND FLOOR

The dog leg staircase rises to galleried landing offering access to three wooden panelled bedrooms, one double and two singles. Accessed off the landing are two cupboards along with very useful walk-in box storage room.

TRADITIONAL OUTBUILDINGS

Lying behind the cottage are the original stables with hayloft above and attached to the side is the original wash house with exposed brick floor and original fireplace. Outside is the original pump for the well water and either side of the traditional outbuildings are areas for outdoor storage.

OUTSIDE

To the west of the cottage are a pair of wooden gates opening onto brick pavioured drive offering off road parking and access to the detached garage with electric up and over door along with separate pedestrian door. There is wooden racking on one wall and at the far end a wooden staircase rises up to very useful home office/gym.

The south facing cottage garden is enclosed with small area of lawn edged by herbaceous border with gravelled path leading to the traditional outbuildings.
