3. The successful tenderer will be expected to exchange contracts within 4 weeks of receipt of the contract with completion to follow to be agreed with the vendor. (The vendor reserves the right to withdraw the contract should this condition not be met).
4. The vendor reserves the right not to accept the highest or any tender.
5. Tenders must be presented at Webbers Property Services, 11 Lansdown Road, Bude, Cornwall EX23 8BH by 12 noon on FRIDAY THE 31ST OF OCTOBER 2025 in a sealed envelope clearly marked ELLDOWN WOODS TENDER
6. Tenders will be opened by the vendor or appointed representatives.
7. The successful and unsuccessful tenders will be notified as soon as possible after the date of tender.

The woodland comes with benefit of a wayleaf from Western Power of £55 per annum. There are no public footpaths through the wood.

The deed land plan (which can be seen within the brochure or can be emailed upon request) clearly shows a right of access at this point along the footpath - but the bridge/access over the river at this point has long since disappeared. There is currently no easy access to Elldown Woods and if you wanted to visit, this would be entirely at your own risk. Please see the below extract from the deeds or online within the photos.

From Stibb, proceed down the hill towards Coombe Valley. Go over the bridge and turn right and drive through the ford. As you drive around the corner and up the hill, there is a small layby you can park in, as the entrance to the footpath is very close by.
