Description
The lounge is generous in size with a bay window, a decorative fireplace, and a large alcove for potential storage solutions. The kitchen is well appointed with plenty of worktop and storage space, including a built-in dresser. There is a stand alone gas hob and electric oven, an integrated under-counter fridge and dishwasher, and plumbing for a washing machine. A side door provides access to the front of the property, an alternative front door if desired. The dining area opens onto the sun room, which spans the width of the property at the rear with large windows overlooking the garden. A door leads to the single integral garage, which has an up and over door, power and a sink unit. Bedroom one is a well proportioned double bedroom and bedroom two is a good sized single. The shower room is well appointed and features a large walk-in shower, fitted furniture containing the w.c., and wash basin, a heated towel rail, and a wall-hung mirror unit.
Outside: Steps from the sun room lead down to a generous patio, ideal for entertaining. To the rear of the garage is a dual aspect summer house with double doors. Under the property's sun room is an undercroft, suitable for garden storage. From the patio, paved steps lead down to a garden shed and a greenhouse, and a levelled area which has the potential for a variety of uses, including vegetable patches or the base for additional garden storage. The steps are bordered by a variety of mature plants and shrubs, adding to the already well stocked garden. The second half of the garden, located at the end of the paved steps, has been left to nature, with mature trees and plants creating a wooded space. This area backs onto a small stream at the far end. Solar panels on the south facing pitch of the roof send power back to the grid. To the front, the garden is mainly laid to lawn, and there is a private driveway running along the side of the property with space for multiple vehicles.
Gas Fired Central Heating. Mains Drainage. Council Tax Band: D.
Swaines Way is a 'no through' road within walking distance of Heathfield High Street via The Cuckoo Trail, which leads out to Station Road by Waitrose. The town has four supermarkets, a good range of local shops and amenities, cafés and restaurants and is only 5 minute walk away. The area is served by a good selection of primary schools with a nearby bus stop offering services to Heathfield Community College for older children. Buses also run to Tunbridge Wells and Eastbourne. There are main line stations to London Bridge & Charing Cross, all within 15 minutes drive, at Stonegate and Uckfield.
From Heathfield High Street, at the mini roundabout, turn down into Station Road and continue to the traffic lights, turning right onto the Hailsham Road. Continue past the shops and just after Sandy Cross, take the next right turn into Ghyll Road. Continue over the pedestrian crossing, past the small industrial estate and Swaines Way will be seen shortly on the right hand side. The property can be found on the left hand side approximately half way up, just as the road starts to rise.
