Description

A well-situated period village house believed to date back to the 17th Century, with the added benefit of delightful gardens and grounds including a swimming pool.

The Old Forge is a substantial, unlisted period village house, believed to date back to the 17th Century with later additions. The property presents rendered elevations under a tile roofline, with the accommodation arranged over two floors extending to 2,831 sq ft. Of note is the AGA kitchen built in 2021, with a range of wall and base units with quartz worktops, including a large island unit. From the kitchen French doors lead out onto the rear garden. The ground floor accommodation also comprises entrance hall, dining room, drawing room, sitting room, study/boot room, utility room and WC. The drawing room has an open fireplace (currently blocked) and the sitting room has a wood burner on raised tile hearth.

There are two independent staircases to the first floor where access is given to four/five bedrooms, study area and two shower rooms. There is also a cellar. An internal viewing is highly recommended by the sole selling agents to appreciate the well laid out and flexible use accommodation on offer.

OUTSIDE

The Old Forge is approached via a large, graveled driveway, giving ample parking for several cars. Access from here is given to the double garage with twin up and over doors. The main garden can be found at the rear of the property and is wonderfully secluded and features a range of mature trees and shrubs. There is also a swimming pool behind a picket fence, heated via an air source heat pump, together with a large expanse of lawn and a decked seating area. There is also a brick built outbuilding housing all the pool equipment.

LOCATION

The Old Forge is set off a quiet lane close to the centre of Bentley. The village, which benefits from a village owned pub, ‘The Case is Altered’, as well as a shop and playground, is conveniently located 6 miles to the south west of Ipswich, the county town of Suffolk, with the A137 Ipswich to Manningtree road and the A12 within easy access from the property. Both Ipswich and Manningtree provide a range of shopping, commercial, educational, and recreational opportunities, whilst the nearby Orwell and Stour estuaries, together with the Alton Water Reservoir, provide a wide range of water sport opportunities.

Educationally there is an excellent choice of schools catering for all ages, including a number of independent schools in and around Ipswich including Ipswich High School at Woolverstone, The Royal Hospital School at Holbrook and Ipswich School. The historic cathedral town of Colchester is within 12 miles and together with Manningtree and Ipswich offers regular fast mainline services to London Liverpool Street station.
