Site Overview
Extending to 5.2 Acres (2.1 Ha) this Green Belt site benefits from a Draft Allocation for Housing Development within the Emerging Local Plan. Situated adjacent to Baildon Church of England Primary School (rated Outstanding in All Areas) on the Northern fringe of the settlement of Baildon, the site is afforded an open aspect across countryside to the North. Centred around Gride Reference SE162399 and held under Title YK17042 the site is anticipated to deliver in the region of 50 dwellings.

Town Planning
The site benefits from a Draft Allocation for Housing within the Reg 18 version of the emerging Local Plan. The site is identified as BA5/H in the Housing Delivery and Strategic Sites section (HO1) and is earmarked to deliver 40 units. We have carried out an architectural feasibility study and think 50+ units would be more appropriate. As a result of the Regulation 19 consultation being pushed back at least another year, we are considering whether a Grey Belt application on this site might be appropriate as we understand that it meets the necessary criteria. To that end, we are keen to understand the difference the additional 15% Affordable Housing (that will be levied against any Grey Belt application) makes.

The site can be seen from the end of Meadowside Road. The site has, until recently been used as a horse paddock. The site can also be accessed from Meadowside Road, although we would like to stress that any one accessing the site is doing so at their own risk.

The site is for sale via Informal Tender and we would ask for 2 bids, 1 based on 25% Affordable Housing and the other based on 35%.
