Description
From the moment you step through the original front door you are greeted with traditional Victorian tiling and a hallway full of period character. Cornicing, original woodwork and a graceful staircase set the tone, leading to an impressive double reception room where high ceilings, twin fireplaces and a wide bay window create a bright and welcoming space. A dedicated study at the rear overlooks the garden and provides the perfect setting for home working.
The garden level is the heart of the home, with a bright kitchen diner opening directly onto the garden through patio doors. This space is perfect for family life and entertaining, with further potential to extend into unused basement space should the next owners wish. Planning permission (ref: 23/00578/FUL) has already been granted for the formation of a lightwell at the front, including associated excavation and new windows to the basement, providing a ready-made opportunity to add even more living space.
Upstairs, the first floor offers two spacious double bedrooms and a well-sized family bathroom, while the top floor reveals two further doubles with panoramic views across the city and towards the estuary. Throughout the house, original features have been retained and maintained, from fireplaces to cornicing and stained glass, offering those wonderful "wow" moments that guests never fail to comment on.
The south-facing garden is a highlight, offering space for children to play, entertaining friends, or simply enjoying the sunshine in private. Parking is available on street to the front, and the current owners note they have never had difficulty parking two cars.
For families, the location could not be better. Lipson Vale and Salisbury Road Primary Schools are both within half a mile, Prince Rock Primary is also close by, and Lipson Co-operative Academy is just a short walk away. For older children, Plymouth High School for Girls and Plymouth College are both within a mile. Mount Gould Park is moments from the front door, Freedom Fields is a short walk away and provides a strong sense of community, and local shops, bus routes, doctors' surgeries and the city centre are all within easy reach.
Behind the charm, buyers can take confidence in the practical upkeep of this property. The boiler was replaced in late 2021 and serviced annually, the roof was checked in 2022 and required no repairs, and the current owners have invested in re-rendering, drainage improvements, garden landscaping and updating flooring.
VENDORS DESCRIPTION: We bought this home with the intention of making it our long term family base and it has truly lived up to that dream. The previous family enjoyed it for over 30 years and although our careers are now taking us away from Plymouth, it is with real sadness that we are saying goodbye.
The south facing garden has been a constant joy, whether it is summer BBQs, a glass of wine in the evening sun, or simply playing outside with our dog. Thanks to the rear bay windows and the property's sunny aspect, the house is always light and surprisingly warm despite its size. The layout has worked wonderfully for family life, giving us plenty of different spaces for teenagers, working from home and welcoming friends and family. The kitchen diner that opens straight out to the garden has been the heart of the house and perfect for entertaining.
What we have loved most is the character. The high ceilings, original features and fireplaces never fail to impress visitors and give the house its soul. The location has also been fantastic, with the Barbican, the city centre and the cafes of Mutley all within easy reach. We have especially enjoyed the community feel at Freedom Fields park, where we have made many friends while walking the dog. Our neighbours have been wonderful too, friendly and supportive, and we have always felt lucky to live in such a welcoming street.
Although on street, parking has never been an issue for us, and we have always been able to park both cars outside or nearby without difficulty.
MOUNT GOULD AREA Mount Gould is a popular residential area of Plymouth, sitting just a short distance east of the city centre. Characterised by its attractive Victorian terraces and tree lined streets, the area offers a strong sense of community and a welcoming atmosphere. Families are drawn here for the choice of well regarded schools, the excellent local parks and the convenience of being close to both the waterfront and the city centre.
Mount Gould Park is at the heart of the neighbourhood, providing green open space, a play park and sports facilities, while nearby Freedom Fields is a favourite with dog walkers and families. Local shops, cafes and services are easily accessible, with Mutley Plain and the Barbican only a short walk away.
For education, the area benefits from several popular primary schools including Lipson Vale, Salisbury Road and Prince Rock, while Lipson Co-operative Academy provides a close secondary option. Plymouth High School for Girls and Plymouth College are also within easy reach.
Healthcare provision is excellent with Mount Gould Hospital and Medical Centre on the doorstep, alongside a number of GP surgeries. Public transport is well served with regular buses into the city centre, the university, the station and Derriford Hospital, while road links via the A38 make commuting across Devon and Cornwall straightforward.
Mount Gould continues to appeal to families, professionals and investors thanks to its blend of community spirit, period housing, green spaces and superb access to everything Plymouth has to offer.
PLYMOUTH Plymouth is a vibrant waterfront city on the South Devon coast, known as Britain's Ocean City. Surrounded by stunning natural scenery, it enjoys the best of both worlds: the wide open spaces of Dartmoor National Park to the north and the beaches and coastline of the South West to the south. The historic Barbican and Royal William Yard offer cobbled streets, marinas, cafés, restaurants and cultural events, while the city centre provides excellent shopping, leisure and entertainment facilities.
The city has a strong educational offering, with a range of primary and secondary schools, Plymouth College and two universities. Healthcare provision is excellent with Derriford Hospital serving as the main regional centre. Transport links are strong, with a mainline rail service to London, ferry services to France and Spain, and the A38 Devon Expressway giving access across the South West.
Plymouth combines a rich maritime history with modern city living, making it a sought after location for families, professionals, students and those who want to enjoy a lifestyle that balances coastal living with urban convenience.
